For the household leaving a house on the Westside for Miami's two leafy neighbourhoods, who will file homestead here and wants to know which building is ready when the school year is.
This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
On the published record, Cassia in Coral Gables is the building a Los Angeles household can move into first: approximately 69 percent sold, preparing for its certificate of occupancy, estimated completion in the first quarter of 2027 per the sales team, with 174 residences delivered furnished by RH. Four Seasons Private Residences Coconut Grove is the building that replaces a house: 70 homes over 20 storeys, every one with a water view, typical residences of about 2,025 to 3,975 square feet, and no delivery date on the fact sheet. Neither publishes an entry price. Cipriani Residences Miami, in Brickell with views of Coconut Grove, is the third read: topped off, delivering summer 2027, From $1,859,900. The choice is between a date, a house's scale and a city tower with a published price.

Cassia, on the published record. A household that sells in Los Angeles in spring and wants a Florida address before September reads the three delivery lines first: Cassia publishes the first quarter of 2027 and is preparing for its certificate of occupancy; Cipriani publishes summer 2027; Four Seasons Coconut Grove publishes no date and takes its second deposit at groundbreaking, which is the sentence that tells a buyer how early it is. A move timed to a school calendar lives on the outside date in the contract rather than on the brochure's season, and the gap between the two is what the buyer prices in rent. Cassia's furnished delivery shortens the move itself: a household arriving from a house with a container of furniture is buying a building that does not need it. Read delivery timelines and how they slip, relocating to Miami with a family and the Cassia buyer's guide.
A Westside house owner is used to a gate, a garage and a garden, and the two neighbourhoods answer in different sizes. Four Seasons Coconut Grove is the closest to a house in the air: typical homes of about 2,025 to 3,975 square feet, an elevator to a private foyer, terraces at least 10 feet deep, Molteni kitchens, and a staff list that includes a Director of Residence, a doorman and bellman and 24 hour on call emergency repair. What it gives back is the staff and the water view; what it takes is the garden and the ability to build. Cassia is the other answer: homes of 662 to 1,439 square feet, delivered furnished, with assigned parking and more than an acre of amenity, across from Merrick Park. It suits the household that sold the big house on purpose. Cipriani sits between them in scale and above both in height, with Cipriani's resident only dining and a house limousine within three miles. Mechanics, not advice, and three of them. First, residency: California taxes residents on worldwide income and tests residency on facts, the home, the family, the days, the licences, the professionals, so the household that keeps a Los Angeles house and buys in the Grove asks counsel what the record will show, and builds the record on purpose. Second, the Florida homestead: the exemption follows a primary residence the owner lives in on the first of January and is claimed on the county's calendar, so Cassia's first quarter 2027 and Cipriani's summer 2027 set the first tax year each can apply, and the Save Our Homes cap on assessed value starts counting from that year, not from the contract. A buyer moving from a long held Los Angeles house has lived under California's own assessment cap and reads this one as a different animal: it resets at purchase and protects the years after. Third, the declaration of domicile, the driver's licence and the voter registration, which are papers, not a feeling. Read moving from California to Miami and changing domicile, does buying a Miami condo make you a Florida resident and why property tax resets when you buy a Miami condo.
Cassia suits the household that wants to be in by the 2027 school year, furnished, across from Merrick Park, and may hold the home flexibly later. You give up size and a water view. Read the Coral Gables zone page and can you rent out a new condo in Coconut Grove or Coral Gables.
Four Seasons Coconut Grove suits the household replacing a house with a house sized home and a staff, in a building of 70. You give up a date on paper and a published price. Read the Coconut Grove zone page and the Four Seasons Coconut Grove buyer's guide.
Cipriani suits the household that wants the city, a published entry at From $1,859,900, and a tower that is already topped off. You give up the leafy street. Read the Cipriani buyer's guide and the Brickell zone page.
The first year is the same in all three: insurance bound before closing, the homestead filed in the first window, the association's first budget read against the developer's estimate. The desk reads the delivery clause and the homestead calendar with the buyer before the reservation.
