For the buyer who will live in the Grove or the Gables part of the year and wants the home to earn something the rest of it, and wants to know which building was built for that before reading the declaration.
This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
In Coral Gables, Cassia is the building whose developer publishes the answer: 174 turnkey residences sold furnished by RH, with flexible ownership and a minimum 3-day stay, optional professional management, estimated completion first quarter 2027, price on request. In Coconut Grove, Four Seasons Private Residences Coconut Grove publishes nothing about leasing in the material on our file, so the answer lives in its declaration, and a buyer reads it before the reservation. In Brickell, ORA by Casa Tua delivers every home furnished and move in ready, which the desk reads as a building a buyer can rent or live in from the day it closes, From $952,900. Three rules decide the question in every building: the declaration's leasing section, the city's zoning at that address, and the association's approval and registration process. The developer's sentence is the first of those, not the last.
The same five questions, from the developers' published material only.

Cassia's "flexible ownership with a minimum 3-day stay" is the developer describing the building's own rule, the one its declaration will carry. It is not the city's permission. Whether a stay of three nights is lawful at that address is decided by Coral Gables zoning and any registration the city requires, and a buyer who intends to use the flexibility asks counsel for the city's current text before signing, because a declaration can allow what a city forbids. Read Miami short-term rental rules and the short-term rental rules note at Cassia. At ORA the developer publishes the furnished delivery and the Casa Tua operation; it publishes no leasing rule in the material on our file, so the desk's reading that a buyer can rent or live there is a reading of the product, and the rule is in the declaration. Read the short-term rental rules note at ORA. At Four Seasons Grove the file carries no sentence at all, and the brand's buildings elsewhere are no guide to this one; read its declaration. Read the short-term rental rules note at Four Seasons Grove.
In three places. The declaration of condominium carries the leasing section: the minimum term, the number of leases a year, whether the association approves tenants and how long it has, and whether the first year of ownership is excluded. The city carries zoning and registration: a building may sit in a district where stays under a stated number of days are not permitted whatever the declaration says. The association carries the process: the application, the fee the statute caps, the background check, the move-in deposit and the registration of every occupant. A buyer asks for all three in writing and reads them together. Read condominium documents: the five sections, buyer and tenant approval at Cassia and at Four Seasons Grove. The trade-off is the building's to name: a declaration that allows short stays brings a different neighbour every week, and a declaration that forbids them protects the owner who never rents at the expense of the owner who wanted to.
Furniture, management, tax and wear. Cassia and ORA deliver furnished, which is the cost of renting already paid once and an inventory the owner keeps at closing. Read from offer to recording on a furnished Miami condo. Cassia publishes optional professional management; the fee and the split are in the management agreement, not the brochure, and a buyer asks for it. Short stays carry state and county taxes on the rent and a registration with the state that long leases do not; those are mechanics for the owner's accountant. Property tax is not capped on a home that is not the owner's homestead, and a home rented part of the year may not qualify. Read why property tax resets when you buy a Miami condo and buying a condo in Miami to rent out.
Cassia suits the buyer who wants the Gables, a furnished home across from Merrick Park and a published short-stay rule, and will check that rule against the city. You accept 174 neighbours on the same flexible terms and a home from 662 to 1,439 square feet. Read is Cassia worth it.
Four Seasons Grove suits the owner who will live there most of the year and lease, if at all, on the declaration's terms, with a Director of Residence on the door. You buy without a published rule and read the declaration first. Read is Four Seasons Grove worth it.
ORA suits the buyer who wants Brickell, a furnished home from a studio up, and the option to rent or live from the day of closing, subject to the declaration. You give up the Grove and the Gables themselves. Read is ORA worth it.
The Coconut Grove zone page and the Coral Gables zone page map the two; living part-time in Coral Gables, Coconut Grove or Brickell reads the same buildings for the owner who will not rent. The desk reads the leasing section, the city's text and the management agreement with the buyer before anyone signs.
