Leaving a house for a condo in Coconut Grove or Coral Gables: which building fits?

For the couple whose children have left a house on a Gables or Grove street, who want to stay within ten minutes of it, and want to know which new building will feel least like giving something up.

This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.

The short answer

Of the buildings on our file, Four Seasons Private Residences Coconut Grove is the one built for the house owner: 70 homes over 20 storeys, typically about 2,025 to 3,975 square feet, a dedicated elevator to a private foyer, terraces at least 10 feet deep, every home with a water view, pricing held by the desk. Cassia is the one built for the owner who wants to simplify all the way: 174 turnkey homes across from The Shops at Merrick Park, furnished by RH, one to three bedrooms from 662 to 1,439 square feet, assigned parking included, completion estimated for the first quarter of 2027. Cipriani Residences Miami in Brickell is the control for the owner willing to leave the leafy streets for a tower with a date, summer 2027, From $1,859,900. What a condominium takes off a house owner's hands, what it charges for it and how many neighbours come with it are the same questions at all three and follow below.

What do you stop paying for, and what do you start paying for?

A house owner pays the roof, the pool man, the gardener, the generator, the windstorm policy on the whole structure and every repair, one invoice at a time. A condominium owner pays one assessment that covers the building's version of all of that, and an owner's policy on the inside of the home only. What is new is the share: the budget is divided by the declaration's percentages, and a building of 70 homes with a Director of Residence, a serviced pool deck, a spa and a restaurant divides a rich budget seventy ways, while 174 homes divide a smaller one. Four Seasons publishes its à la carte services, in residence dining, housekeeping, grocery provisioning, butler, dog grooming and car wash, which are billed as used and are the house staff a couple is letting go, priced by the hour. Read what it costs to own a condo in Miami each year, Miami condo insurance and concierge and services at Four Seasons Grove.

How many neighbours share your floor?

The arithmetic a house owner never had to do. Four Seasons publishes 70 homes over 20 storeys, which is a handful of homes on a typical floor, each reached by a dedicated elevator to a private foyer, so the corridor a house owner dreads does not exist. Cassia publishes 174 homes in a boutique tower, more doors per floor and a lobby that is a lobby. Cipriani publishes 397 homes across 80 storeys, with direct elevator entry in select residences only. The second question is above and below: a house owner has never heard a neighbour's floor, and in a tower the sound rule in the declaration, the underlayment the rules require under hard floors, decides whether they will. Read tower or boutique building: which new Miami condo, the small building question and moving in and renovations at Cassia for the flooring rule.

Where do the dog, the car and the boxes go?

Three published facts and a set of questions. Cassia publishes assigned parking included with the home. Cipriani publishes a dog park and EV charging among the amenities. Four Seasons publishes dog grooming à la carte, bicycle storage and valet. None of the three publishes the space count per home, the storage locker or the pet rule, so the house owner with two cars, a large dog and a garage full of thirty years asks: how many spaces come with the home and whether they are deeded or assigned, whether a storage room exists and how it is owned, what the declaration says about the size and number of pets, and where a mover's truck parks on the day. The garden becomes the terrace: Four Seasons publishes terraces at least 10 feet deep with ceilings 11 feet or higher over them and grounds by Raymond Jungles, Cipriani a terrace off every living room, Cassia more than an acre of amenities with the terrace itself undescribed; what may stand on any of them is the rules' decision. Read new condos that live like a house and house or condo in Miami. Read parking, EV and storage at Cassia, pet and guest rules at Four Seasons Grove, at Cipriani and what a new Miami condo requires before you can move in.

When do you sell the house?

After the condominium has a date, not before. Cassia's first quarter 2027 and Cipriani's summer 2027 are published estimates; Four Seasons publishes none, and ties its second deposit to groundbreaking, so an owner there keeps the house for years. Two mechanics decide the order. The property tax on the new home resets at the price paid, and a Florida homestead owner moving within the state may carry part of the assessment cap from the house to the condominium if the dates line up, which is a question for the county and counsel, not a brochure. And the house's own sale, the closing costs and the timing of the proceeds against the condominium's deposit schedule are the buyer's cash flow for two years. Read why property tax resets when you buy a Miami condo, the homestead strategy at Four Seasons Grove and delivery timelines and how they slip.

Who each one suits, and what you give up

Four Seasons Grove suits the couple that wants the house in the air: the size, the private foyer, the deep terrace, the water and the staff by the hour, with 69 neighbours. You give up a date and a published price and carry a large share. Read is Four Seasons Grove worth it.

Cassia suits the couple that wants to simplify completely, furnished, parked and across from Merrick Park within months. You give up size and your own furniture. Read is Cassia worth it.

Cipriani suits the couple willing to trade the street for a tower with a date, a terrace off every room and a dining room downstairs. You give up the Gables and the Grove. Read is Cipriani worth it.

The Coconut Grove and Coral Gables zone pages map both; Four Seasons Coconut Grove vs Ponce Park Coral Gables runs the Grove building against a Gables neighbour, and the ownership file for a Coconut Grove or Coral Gables condo is the folder the new papers go in. The desk reads the plan by line, the estimated budget and the parking and pet clauses with the couple before the reservation.

Common Questions

Questions buyers ask

Which Coconut Grove condo lives most like a house?
Four Seasons Private Residences Coconut Grove publishes 70 homes of about 2,025 to 3,975 square feet, a dedicated elevator to a private foyer, terraces at least 10 feet deep and a water view from every home.
Does a condo assessment replace what a house costs to run?
It covers the building's roof, pool, grounds, staff and master insurance in one monthly share. The owner still insures the inside of the home and pays the property tax.
Does Cassia include parking?
Yes. The developer publishes assigned parking included with each of the 174 turnkey residences. The number of spaces per home is not published; ask.
Can you bring a large dog to these buildings?
Four Seasons publishes dog grooming and Cipriani a dog park; neither file publishes the size or number rule. The declaration does; read it before reserving.
How many homes share a floor at Four Seasons Coconut Grove?
The developer publishes 70 residences over 20 storeys with a dedicated elevator to a private foyer, so a handful per floor. The plan the desk holds shows the exact count.
When should a house owner sell before moving to a condo?
After the building has a published date and the deposit schedule is read against the sale proceeds. Four Seasons publishes no date; Cassia estimates first quarter 2027; Cipriani summer 2027.Read the full answer
Can you carry a Florida homestead cap to a new condo?
Florida allows a homestead owner moving within the state to transfer part of the assessment cap when the dates qualify. Ask the county and counsel before selling the house.
Does a Cassia home come furnished?
Yes. Every home is delivered turnkey, fully finished and furnished by RH, one to three bedrooms from 662 to 1,439 square feet, with flexible ownership and a minimum 3 day stay.
What is a limited common element?
A part of the building, such as a terrace, a parking space or a storage room, reserved to one home but owned by all. The declaration lists them and sets who maintains and insures each.
Who should a Gables or Grove house owner call?
The desk, which reads the plan by line, the estimated budget and the parking and pet clauses across these three buildings with you, and a Florida real estate lawyer for the documents.
