A buyer’s guide to deposits, delivery, carrying costs and resale at Cassia

Four questions come up in every first conversation about Cassia. Here they are in order, with what the record says and what the record does not.

This page is a framework. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.

Who This Is For

Written for the first-time Miami buyer.

Cassia is at Merrick Park District, Coral Gables, directly across from The Shops at Merrick Park; sales gallery at 4201 S Le Jeune Rd. Read it against the Kempinski Residences Miami Design District dossier for the nearest comparison. This page is the first-time Miami buyer’s reading of it, as a framework to verify, never as a finding.

The record, in the developer’s words: Development: ATLA Coral Gables, LLC, per the sales team; the developer brochure prints ALTA Coral Gables, LLC. Architecture: Behar Font and Partners (architecture); interiors fully finished and furnished by RH, turnkey. Position: Merrick Park District, Coral Gables, directly across from The Shops at Merrick Park; sales gallery at 4201 S Le Jeune Rd. Residences: 174 turnkey residences, one to three bedrooms, 662 to 1,439 square feet; 58 one-bedrooms, 15 one-bedroom plus den, 85 two-bedrooms, 16 three-bedrooms; flexible ownership with a minimum 3-day stay; optional professional management; assigned parking included.

Compare as you read: Alba Palm Beach and Banyan Tree Residences answer the same questions differently, and the desk holds the documents for all three.

Deposits

How the money moves before the building exists.

The developer’s deposit schedule for Cassia is a contract exhibit held by the desk and read with you before signing; it is not published. Florida law requires deposits to sit in escrow, and lets a developer use amounts above ten percent for construction with the right disclosures; the question is which account, which conditions, and what the contract says if delivery is late.

Delivery

The date, and what the date is made of.

174 turnkey residences, one to three bedrooms, 662 to 1,439 square feet; 58 one-bedrooms, 15 one-bedroom plus den, 85 two-bedrooms, 16 three-bedrooms; flexible ownership with a minimum 3-day stay; optional professional management; assigned parking included. A delivery date in a brochure is an estimate; the outside date is in the purchase agreement, and the difference between the two is where buyers get surprised. Ask for the outside date, the milestone the developer has reached today, and the penalty if the outside date passes.

Carrying Costs

What owning costs after closing.

More than one acre of amenities: resort pool, spa and wellness, fitness centre, indoor pool, yoga and barre, social club, co-working. Every amenity has a line in the first budget: staffing, insurance, reserves, and any brand or management fee. Ask for the estimated first budget by line and for the reserve schedule; the law now watches the reserves.

Resale

Who buys second, and when.

The homes are as the dossier records. The second buyer is the same kind of person as the first, arriving three to five years later into a building where every neighbour closed at once. The lines that hold value are the ones the first buyers fought over. Ask which lines went first in the current release.

Four questions, one sitting, one desk.

The Shift

What the desk holds on Cassia

Contact the desk at Miami Dossier for the documents behind every line here, read one to one with you and your first-time Miami buyer.

The plans by line, and which lines are left. The developer’s current release, not the brochure’s.
The deposit schedule. Proportions, trigger dates, and where the money sits.
What the sales gallery will not volunteer. The view lines that close, the floors that trade first, the association budget.
Where we would not proceed. Sometimes the answer is a different building. Sometimes it is not yet.
