The site is the argument. Most of Miami Beach's oceanfront is narrow, and the towers sit close to the road and close to each other. This stretch is the widest and quietest on the island, with water on both sides of the property, and that is not a condition a developer can manufacture later.
OMA is the second argument. The practice Rem Koolhaas founded does not do decorative work, and it has never built a residential building in Miami Beach before this one. The tower reads as a series of diamond shaped tiers stepping toward the water, which is a structural idea rather than a facade treatment: it is what produces the wraparound views and the privacy on both faces.
The restraint is the honest part. ~73 residences on a site this size is a low count by Miami standards, and the amenity program is built for residents rather than for a hotel operator. That suits an owner who intends to live there. It gives less to a buyer who wants a branded service platform attached.
