Relocating from Los Angeles to Downtown Miami: which building fits?

For the household leaving Los Angeles for a full-time life in Downtown Miami, who wants a tower with a name on it, a view of water, and a clear picture of what the move changes on paper.

This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.

The short answer

Waldorf Astoria Residences Miami is the Downtown tower for a Los Angeles household that wants scale and a name: 100 stories, about 360 branded residences of one to four bedrooms, Hilton running the house, From $3,300,000. Delano Residences is the lower entry, From $760,000, with studios to three bedrooms on floors 20 to 47 and a hotel below that keeps the building awake. Faena Residences on the Miami River is the early pre-construction entry for a buyer betting on the Faena name, with completion around 2028 or 2029 and pricing on request. Neither Waldorf nor Delano publishes a delivery date. A California household also moves from a state with income tax to one without, which makes the domicile file as important as the floor plan.

How do the three compare?

The same five questions, from the developers' published material:

Waldorf Astoria Residences Miami. Price point: From $3,300,000. Delivery: no date on file. Position: Downtown Miami, unobstructed views of downtown, Miami Beach and the Atlantic. Operator: Hilton Worldwide under licence of the Waldorf Astoria name; Property Markets Group with Greybrook, S2 and Mohari as developers; Carlos Ott as conceptual artist.

Delano Residences & Hotel Miami. Price point: From $760,000. Delivery: no date on file. Unit mix: about 421 fully finished residences across about 90 stories; the Delano Collection on floors 20 to 47 carries studio, studio and den, one and two bedroom lines, with larger homes expected in later releases. Position: Fourth and Biscayne, views of downtown, Biscayne Bay, Miami Beach and the Atlantic; a public observation deck at about 850 feet. Operator: Delano under licence, with Ennismore and Accor; Property Markets Group as developer.

Faena Residences Miami. Price point: no published entry price; pricing on request. Delivery: completion about 2028 or 2029, per the project index. Position: the Faena District on the Miami River; sales gallery at 90 SW 3rd Street. Operator: Faena, with KAR Properties and Fortune International Group.

What does a Los Angeles household gain, and give up?

It gains a city that lives vertically, where the view is the amenity and the car is optional on a weekday. Downtown Miami is a district of towers on the bay, with Brickell to the south and the causeways to Miami Beach to the east; Waldorf and Delano both sell the water on three sides. A household from the Westside or the hills gives up a yard, a garage of its own and the Pacific; it gets a terrace, valet and the Atlantic across the bay.

It gains three hours in the morning. Miami runs on Eastern time, which matters to anyone whose work is New York or London, and costs anyone whose work is still Los Angeles an evening. Flights between the two coasts run nonstop and long; a household that will go back often should price the time, not the fare.

It gives up California's climate for Florida's. Downtown Miami's summer is wet and hot, and the hurricane season runs June to November. Every tower on this page is built under Florida's building code for wind; the insurance that comes with the coast is the first new budget line. Read climate, insurance and the Miami buyer.

What changes on paper when you leave California?

California taxes income and Florida does not, so a household that moves its permanent home expects the change to count. The state it leaves is the one that decides whether it did. The mechanics are documentary: a Florida declaration of domicile, a driver licence, voter registration, a homestead filing on the new home, and a record of days that shows the life moved with the furniture. The California side has its own tests, and it is the side that audits. Read moving from California to Miami: domicile and does buying a Miami condo make you a Florida resident, then put the questions to counsel in both states before closing, not after.

A household keeping a Los Angeles house should ask which home is the homestead and what the record of days will look like in the first year. A household selling it should ask the title company how the proceeds will be documented at the Florida closing; our page on source of funds documentation lists the papers.

What does a hotel in the tower change?

At Waldorf and Delano, the hotel is the reason the building runs all day: restaurants, a spa, a pool deck and staff who are there for guests whether or not the residents are home. Waldorf publishes a private residential pool deck and an owners' lounge beside the resort pool; Delano publishes two resort pools, one on the bay deck and one in the sky, a spa with cold plunge, a Members' Club and beach club access at Delano Miami Beach under the Accor benefits program, subject to the annual benefits fee. The trade is shared lifts and lobbies in places, and a budget that carries the brand. Ask each developer which entrances, pools and floors are residents-only, and read what the Waldorf Astoria brand does and what the Delano brand does.

Faena's filed materials do not yet describe a hotel component on the river site; the brand's Mid-Beach district has one, and a buyer should ask the developer directly what the river project carries. Read what the Faena brand does.

Who each one suits, and what you give up

Waldorf Astoria Residences Miami suits the household that wants the tallest address on the coast, a name a century old and Hilton on the door, in a one to four bedroom home. You give up a published delivery date and the lowest entry. See the Waldorf Astoria dossier.

Delano Residences suits the household arriving in stages, buying a finished one or two bedroom on floors 20 to 47 at the lowest entry on this page, with a beach club on the other side of the bay. You give up the largest homes, which are in later releases, and a date. See the Delano dossier.

Faena Residences suits the buyer who wants the river and the Faena name early, and will wait until 2028 or 2029 for the detail and the keys. You give up a price you can read today and a tower you can see. See Faena: what to know before you buy.

What time zone is Miami in?
Eastern time, three hours ahead of Los Angeles. A household whose work stays on the West Coast keeps late evenings; one whose work is New York or London gains the morning.

How is the hurricane season handled in a Downtown tower?
The season runs June to November. Ask who closes the terrace, what the association's storm plan says, and read the master policy summary for the windstorm deductible before you buy.
How do I start a move from Los Angeles to Miami?
Choose the building and the date, then open the domicile file with counsel in both states, then the purchase file. The desk reads the brand terms and the deposit schedule with you first.
