For the Houston household selling a house with a yard and buying its first condominium, in a city that already knows heat, humidity and hurricane season.
This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
A Houston buyer who wants to move in soonest looks at Cassia in Coral Gables: 174 turnkey homes furnished by RH across from The Shops at Merrick Park, estimated completion first quarter 2027, pricing released on request. The buyer who wants a house-sized home with a water view and a Four Seasons Director of Residence looks at Four Seasons Private Residences Coconut Grove: seventy homes of about 2,025 to 3,975 square feet, pricing released on request. The buyer who wants the city with the Grove in view looks at Cipriani Residences Miami in Brickell, delivery summer 2027, From $1,859,900. None of the three changes the state income tax question, because Texas and Florida both have none. What changes is that a house became a condominium, and the condominium comes with papers.
The same five questions, from the developers' published material only.

The weather. A Houston household already owns a generator plan, an evacuation habit and an insurance file with a named storm deductible in it. The questions are the same in Miami, but the answers now belong to an association instead of to you. For each building the buyer asks for the master policy declarations page and its windstorm deductible, the flood zone of the site and the building's storm plan for an empty home. Read Miami condo insurance and climate, insurance and the Miami buyer.
The tax. Texas has no state income tax and neither does Florida, so the move changes nothing on that line. Florida does levy a documentary stamp tax on the deed at closing and reassesses the home to market value in the year after a sale, which a Texan who has lived under a capped appraisal will recognise. Read what a Miami closing costs and is there state income tax in Florida. The homestead exemption, the Save Our Homes cap and the domicile question are mechanics for counsel and the property appraiser, not for a page.
Four papers. The declaration and bylaws, which say what you may do with the home and who approves it. The budget, which replaces the maintenance you used to decide on yourself with an assessment you vote on. The reserve study and the milestone inspection regime, which Florida now requires of condominium buildings and which did not exist for your house. And the developer's purchase agreement, which for a building still under construction gives you 15 days after delivery of the documents to cancel. Read the five sections of the condominium documents, milestone inspections and reserves and the ownership file for a Coconut Grove or Coral Gables condo. A new building has no inspection history, which is the point and the risk: the buyer reads the budget's reserve line rather than a report.
Cassia is the near-term answer: the sales team gives first quarter 2027, the building is preparing for its certificate of occupancy, and the homes arrive furnished, so a Houston sale closing in spring can land in a finished home with the furniture already in it. Cipriani is next: topped off in July 2026, delivery summer 2027. Four Seasons Grove publishes no date and a deposit of 20 percent at contract and 20 percent at groundbreaking, which tells the buyer where the building is. A household selling a Houston house into a Grove purchase plans two homes or a rental in between. Read preconstruction or nearly finished and what happens if a developer delivers late.
Cassia suits the household that wants to arrive first, furnished, with a car in an assigned space and the shops across the street. You give up size: the largest home is 1,439 square feet, and a house's worth of furniture does not come with you. Read is Cassia worth it.
Four Seasons Grove suits the household that wants a home the size of the house it sold, a water view and a Director of Residence running the building. You give up a published price and a published date, and you buy before groundbreaking. Read is Four Seasons Grove worth it and Four Seasons Grove vs Ponce Park.
Cipriani suits the household that wants the city, a 2027 delivery and a published entry, with the Grove in the window. You give up the Grove itself and accept 397 neighbours. Read is Cipriani worth it.
The Coral Gables zone page and the Coconut Grove zone page map the two; house or condo in Miami is the page a Houston buyer reads first. The desk reads the budget, the reserve line and the delivery statement with the buyer before a reservation.
