Which new condos in West Palm Beach and Miami live most like a house?

For the owner selling a house with a garden, who wants to stop maintaining it but does not want to live in a corridor.

This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.

The short answer

Alba Palm Beach comes closest to a house you can move into now: two and three storey townhomes in a finished building on the Intracoastal, up to more than 4,500 square feet, behind a private gated entry. South Flagler House offers ground floor homes with private gardens facing the Norton Sculpture Garden, delivering in March 2027. Kempinski Residences in the Design District has six townhomes under its two towers, From $3,700,000 for the building's entry. Six Fisher Island gives house-sized space, up to more than 15,000 square feet, on an island.

What does a house give you that most condos do not?

Ask a homeowner what they will miss and the answers repeat: a front door at ground level, outdoor space they can sit in rather than stand on, rooms on more than one floor, and no neighbour above.

Alba's townhomes answer most of that list. They run two and three storeys, inside a gated building, and every terrace in the building has a summer kitchen. The building adds what a house lacked: a dock with boat slips, two pools, a spa and staff. See the Alba amenities and Alba's floor plans and unit mix.

South Flagler House answers the garden. Its first floor homes open onto private outdoor gardens and look onto the Norton Sculpture Garden. The trade is size: the Park Residences are one and two bedrooms. See the South Flagler House floor plans.

Kempinski answers the city version: six townhomes at the base of a residence-only building, with the Design District on foot. The developer's plans for the townhomes are held through the desk rather than published; see the Kempinski floor plans and unit mix.

Six Fisher Island answers space. Its larger homes are the size of a substantial house, with two walk-in wardrobes to every primary suite, inside gardens on a private island.

What does condo ownership still ask of a former homeowner?

A townhome in a condominium is still a condominium unit. The declaration sets what you may change, plant, paint or build, and the association decides on shared matters by vote. Read the sections on alterations, outdoor spaces and pets before you sign. Our page on the five sections of the condominium documents shows where each rule sits.

The association fee replaces the gardener, the pool service and the roof fund, but it is not optional and it is set by the budget. Ask what the fee covers for a townhome or garden home, since outdoor spaces may be limited common elements with their own maintenance rules.

Insurance divides differently too. The association insures the building; the owner insures the interior and contents. Ask where that line falls for a townhome. Our page on Miami condo insurance explains the split, and house or condo in Miami weighs the whole choice.

Who each one suits, and what you give up

Alba suits the owner who wants a house's floors and a boat at the dock, this year. You give up choice, since only the developer's final homes remain, and a published price.

South Flagler House suits the owner who will trade bedrooms for a private garden in a Stern building with a full club below. You give up size and an immediate move.

Kempinski suits the owner who wants to walk to dinner and still have a townhome's door, in a building with no hotel. You give up the water and a published delivery date.

Six Fisher Island suits the owner who wants the space of the house they are leaving, with staff, on an island. You give up the mainland's ease, since everything arrives by boat, and you take on Fisher Island Club dues.

For the West Palm Beach buildings side by side, read Alba or South Flagler House. For the full-time move, see relocating from New York to West Palm Beach, and for the island, the Six Fisher Island dossier. The Kempinski dossier holds the tower plans. The desk holds the townhome and garden home plans for all four, and reads the declaration's outdoor rules with you before you choose; our note on who to call when buying in West Palm Beach explains how.

Common Questions

Questions buyers ask

Are there townhomes in new West Palm Beach condo buildings?
Yes. Alba Palm Beach includes two and three storey townhomes within its 55 residences, in a building completed in June 2026. Ask which townhomes remain in the developer's final inventory.
Does South Flagler House have homes with gardens?
Yes. The Park Residences on floors 1 to 3 face the Norton Sculpture Garden, and the first floor homes have private outdoor gardens, per the developer. They are one and two bedrooms of about 1,800 to 3,000 square feet.
Does Kempinski Residences Miami have townhomes?
Yes. The developer lists six townhomes alongside about 132 homes in two towers. The townhome plans are available through the desk rather than published.
How big are the homes at Six Fisher Island?
Three to eight bedrooms, from about 3,900 to over 15,000 square feet, per the developer. Each has private elevator entry.
Is a condo townhome the same as owning a house?
No. A townhome in a condominium is a unit under the declaration. The association insures and maintains shared parts, sets rules and charges a fee. You own the interior and share the rest.
Can I garden or renovate a condo garden home?
Within the declaration's limits. Outdoor areas may be limited common elements with their own rules on planting, furniture and changes. Read those sections, and ask the association's approval process for alterations.
Who pays to insure a condo townhome?
The association's master policy covers the building as the declaration defines it. The owner insures the interior, contents and liability. Ask where the line falls for a townhome before buying a policy.
Which of these can I move into now?
Alba Palm Beach, completed June 2026. South Flagler House delivers in March 2027, per the developer. Kempinski and Six Fisher Island have no delivery date in the material on our file.
Are there boat slips at Alba Palm Beach?
Yes. The developer lists a private dock with boat-slip access for owners, on the Intracoastal with no fixed bridges to the Atlantic.
Do condo townhomes resell like houses?
The buildings on this page are too new to have a resale record on our file. A townhome is a rarer home inside each building. Ask the sales team how many such homes the building holds, and read our page on how resale behaves after delivery.
