A 63 story, ~710 foot glass tower on 2.4 oceanfront acres, where four robotic lifts carry the car itself to a private garage inside each residence.
Dezer Development commissioned Bentley Motors to design the building inside and out, with Sieger Suarez Architects as architect and furnishings from the Bentley Home collection. ~216 residences. What follows is the record, and our read of it.
Almost every branded residence in Miami is a licence agreement: a name on the door and a service standard behind it. This one is different in kind. Bentley Motors designed the building, inside and out, and the diamond facade is the same motif that runs through the cars. The brand is the architecture, not a label applied to it.
The Dezervator is the reason the building exists. Four robotic lifts take the car, with the owner in it, to a private garage inside the residence, sixty floors above the sand. No other tower on this coast does it. Whether that is essential or theatrical depends entirely on the buyer, and it is worth being honest that it is both.
The rest of the program is unusually complete for Sunny Isles: private pools on the terraces, summer kitchens, saunas in the primary baths, and an amenity floor plan furnished by Bentley Home. The caution is concentration. A building this singular is bought by a specific kind of owner, and that narrows the pool when a home eventually returns to market.

The residences are organised around the garage, which is why the plans read closer to a house than to an apartment.
The garage sits inside the plan, so the terrace, pool and living space are arranged around it rather than beside it.
