Witkoff, with Auberge Resorts Collection as hospitality partner, commissioned Robert A.M. Stern Architects to redesign the Shoreclub as an 18 story tower rising behind the preserved Cromwell House, with hotel interiors by Bryan O'Sullivan Studio, interior architecture by KKAID, and landscape by IPC. What follows is the record, and our read of it.

Why it made the desk

You cannot develop heritage. The Cromwell House facade is landmarked, the site is three acres of South Beach oceanfront, and both of those facts predate any developer's plans. What Witkoff bought was a position that cannot be replicated on this coast.

Robert A.M. Stern is an unusual choice for Miami and a deliberate one. RAMSA built 15 Central Park West and 220 Central Park South, two of the most durable residential addresses in New York, and the firm's reputation rests on buildings that hold value across decades rather than launch cycles. The design keeps the nautical curve, the sculptural columns, and a procession that runs from the lobby through the gardens to the sand.

The count is the tell. ~49 homes on three oceanfront acres is a density most developers would never accept, and no two floor plans are precisely alike. That scarcity is the product. It also means availability is thin and the right home may simply not be there when a buyer is ready.

Heritage cannot be developed, only inherited. The smallest collection on the largest oceanfront site in South Beach.
