This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.

Cipriani, most closely. A household that has owned on Lake Shore Drive or in the Gold Coast knows a building run by a manager, a door staffed around the clock and an assessment argued over once a year, and Cipriani publishes exactly that shape: 24 hour staff trained by the brand, a designated Director of Residences and a residents' concierge, in a tower of 397 homes. Nobu publishes ~300 homes with a wellness floor and a resident cafe; ORA publishes Casa Tua as operator of a furnished tower; Anantara puts a hotel's staff under the homes; Villa Miami publishes an estate manager and a curator for ~70 half and full floors. The difference a Chicagoan notices first is who the staff answer to: a named operator at Cipriani and Villa Miami, a hotel at Anantara, a licensed brand at ORA. Read which Brickell tower has the best service, concierge and services at Cipriani and concierge and services at Villa Miami.
Cipriani, by the published record, and only Cipriani: summer 2027, from a tower already topped off. ORA publishes itself as pre-construction and selling; Nobu, Anantara and Villa Miami publish no date on our file. For a household selling a Chicago apartment in the spring, that is the arithmetic: a rental in Miami for a year, the Chicago home kept one more winter, or a finished building elsewhere. The figure to rely on is the contract's outside date, not the sales team's season; topped off means the structure is up, not that the certificate of occupancy is near. Read delivery timelines and how they slip, the delivery date at Cipriani and which new Miami condo, pre-construction or nearly finished.
A flood zone, a different deductible and a dock that may not be yours. Nobu, Anantara and Villa Miami are the waterfront three; Cipriani and ORA publish views of the bay from South Miami Avenue and Brickell Avenue. A Lake Michigan tower has a seawall and a winter; a Biscayne Bay tower has a flood zone set by its address, a named storm deductible on the master policy and a written hurricane plan. Villa Miami's fact sheet says its dock and helipad sit in commercial components sold separately, so their operation is not guaranteed, which a boat owner from Belmont Harbor reads twice. Read which Brickell or Edgewater condo is actually on the water, Miami condo insurance and the flood zone at Nobu.
The income tax question and the homestead one, both for counsel. Illinois taxes personal income and Florida does not, so the date Illinois residency ends is decided by where the household actually lives, votes and spends its days, not by the Miami deed. Florida's homestead exemption follows a primary residence the owner lives in on the first of January, so a summer 2027 delivery sets the first year it can apply, and the property tax base resets on the sale. A household keeping the Chicago apartment for the summers asks its accountant how that reads first. Read moving from Chicago to Miami and changing domicile, does buying a Miami condo make you a Florida resident and why property tax resets when you buy a Miami condo.
Cipriani suits the household that wants a date, a dining room run by the family behind Harry's Bar and a building of the shape it already knows. You give up first pick; more than 80 percent is sold. Read Cipriani: what to know before you buy and the Brickell zone page.
ORA suits the household that wants to arrive with suitcases, From $952,900, and keep the option of renting. You give up making the home its own; it comes furnished. Read the ORA buyer's guide.
Nobu suits the household that wants Brickell on the water with a wellness floor. You give up a date. Read the Nobu dossier.
Anantara suits the household that wants a hotel's reflexes under a 3 to 6 bedroom home in Edgewater. You give up a lobby of your own; ~50 suites and ~120 resort residences share the tower. Read the Anantara dossier and the Edgewater zone page.
Villa Miami suits the household that wants a half or full floor with water on two faces and a chef who comes upstairs. You give up a date and you carry the entry price. Read the Villa Miami dossier.
The desk reads the outside date, the operator's agreement and the Illinois calendar with the buyer before the reservation.
