For the Chicago household that has decided the next winter is its last one there and wants a Palm Beach County home it can move into on a date it can plan around.
This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
Alba Palm Beach if the move is this winter: the developer publishes completion in June 2026, immediate occupancy and very limited final inventory, 55 residences on the Intracoastal at 4714 North Flagler Drive. South Flagler House if the household can wait one more season, with delivery published for March 2027 and the building topped out in November 2025. Olara if it wants scale and a marina and can take a phased delivery from late 2026 through 2028. Caretta in Juno Beach is the building a Chicagoan will recognise first, because its developer is JDL, the Chicago firm behind 9 Walton and One Chicago, but it publishes no delivery date and no plan mix, so the recognition buys a conversation rather than a calendar. The household that knows a doorman, a board and an assessment already understands most of the rest.

Most of it. A household that has owned in a Chicago tower knows the doorman, the monthly assessment, the reserve the board argues about and the rule about the dog, and a Florida condominium runs on the same four things under a different statute. What changes is the water and the storm. Alba and Olara publish docks at the door; South Flagler House publishes a lagoon view; and every building on the Intracoastal has a flood zone, a master policy with a named storm deductible and a written hurricane procedure that a lakefront owner has never had to read. The other change is the board's authority: Florida's condominium statute sets what an association may approve, charge and inspect, and the developer controls the board until turnover. Read Miami condo insurance, what happens to a new condo in a hurricane and who decides and when the developer hands a Florida condo association to its owners.
Alba, by the published record, and only Alba. South Flagler House's March 2027 lands after the winter the household is trying to avoid; Olara's phased delivery starts late 2026 and runs through 2028, so the buyer asks which phase a given line is in; Caretta publishes no date at all. A household that sells in Chicago before any of the three is ready reads the gap as a rental or a second closing, and reads the contract's outside date, not the brochure, as the figure it can rely on. The finished building also changes the paperwork: at Alba the association exists, so the estoppel, the adopted budget and a lien search are real documents rather than projections. Read which new West Palm Beach condo can you move into first, how a finished West Palm Beach condo goes from offer to recording and how a West Palm Beach pre-construction condo goes from offer to recording.
The income tax question and the homestead one, and they are for counsel. Illinois taxes personal income and Florida does not, so the date the household stops being an Illinois resident matters, and it is settled by where the household actually lives, votes, keeps its doctors and spends its days rather than by the Florida deed alone. Florida's homestead exemption follows a primary residence the owner lives in on the first of January, so the delivery date decides the first year it applies, and the property tax base resets at purchase. A household keeping the Chicago apartment for the summer asks the accountant how that reads before it signs in Florida. Read moving from Chicago to Miami and changing domicile, does buying a Miami condo make you a Florida resident, why property tax resets when you buy a Miami condo and homestead at South Flagler House.
Alba suits the household moving this winter into a finished building of 55 homes with a dock and a gate. You give up choice of line; the developer publishes very limited final inventory. Read the Alba buyer's guide.
South Flagler House suits the household that can wait for March 2027 and wants Stern's architecture, a spa and rooms for children on the waterfront drive. You give up this winter and the first pick in a building approximately 80 percent sold. Read the South Flagler House buyer's guide.
Olara suits the household that wants a marina, a restaurant and a building run by staff, and can take a phased delivery. You give up a single date and a small building's quiet. Read the Olara buyer's guide.
Caretta suits the household that wants a Chicago developer's name, a small town at the door and a full service list in Juno Beach. You give up a date, a plan mix and a downtown. Read the Caretta buyer's guide and where Caretta is.
Juno Beach or West Palm Beach for a buyer leaving a house reads the same choice for a household leaving a garden rather than a tower. The desk reads the delivery clause, the budget and the Illinois calendar with the buyer before the reservation.
