For the Boston family, or the family office that runs its affairs, moving a primary home to Brickell and wanting to know which tower fits the way they live before they fly down to look.
This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
Three Brickell buildings on our file answer three different versions of the move. 619 Brickell by Nobu is the waterfront answer: ~300 homes across 75 stories, 1 to 5 bedrooms, water views from every living room, a resident only wellness floor, From $2,950,000. Cipriani Residences Miami is the service answer with a date: 397 homes, topped off July 2026, delivering summer 2027, more than 80 percent sold, From $1,859,900. ORA by Casa Tua is the land-and-live answer: furnished, move in ready homes from studio to four bedrooms, From $952,900. The Boston questions, Massachusetts tax, who signs from a distance and when the family can move in, are the same for all three and are answered below as mechanics.

Massachusetts taxes income; Florida does not. Whether a family that keeps a Boston house, a Boston office or children in a Boston school has actually moved its domicile is a question of facts, not of a deed, and it is counsel's. Read does buying a Miami condo make you a Florida resident and moving to Miami: the first ninety days. What a deed does change is the property tax: the bill resets on the sale, a new building's first full bill arrives after it is assessed, and the homestead exemption is applied for, not automatic. Read why property tax resets when you buy a Miami condo and the building notes on homestead at Cipriani and at Nobu.
What does not change is the house. A Boston family used to a brownstone or a Back Bay floor reads a Brickell tower by its plan, not its lobby: Cipriani publishes terraces off every living room and primary bedroom and 10 foot ceilings; Nobu publishes water views from every living room and homes from ~1,160 square feet to Sky Villas; ORA publishes the home furnished, which a family with its own furniture reads as a cost rather than a gift. Read how to read a Miami floor plan.
The contract can be signed in Boston; the closing can too. Three mechanics decide how. First, the signer: a Florida purchase agreement is signed by the buyer named on it, and a buyer who will take title in a trust or a company settles that before the reservation, because the assignment clause and its fee govern a change later. Read LLC, trust or personal name and how to take title at Cipriani. Second, the closing: the deed and the closing statement can be signed under a power of attorney where the title agent, and the lender if there is one, accept it, which is a question to put to them in writing weeks before, not days. Third, the money: the deposits go to the developer's escrow on the schedule the contract sets, and wires from a Boston bank are held or questioned when the account name does not match the buyer. Read what to ask before you wire and where your deposit actually sits.
Cipriani is the only one of the three with a published date, summer 2027, and a building more than 80 percent sold, so the choice is what is left on the list. Nobu publishes no date in the material on our file; ORA is pre-construction. A family that sells in Boston before Brickell delivers plans the gap: a rental in the city, or a finished home elsewhere, and a contract whose outside date it has read. Read delivery timelines and how they slip and pre-construction or nearly finished: which Miami condo. A family with school dates reads the outside date against the school calendar, not the brochure's season.
Nobu suits the family that wants the water, a 1 to 5 bedroom range and a wellness floor that is the residents' alone. You pay the highest published entry of the three and buy without a date. Read the Nobu dossier.
Cipriani suits the family that wants a date, a Director of Residences and dining downstairs run by one standard. You accept 397 neighbours and the lines that remain. Read is Cipriani worth it.
ORA suits the family placing the smallest ticket, or buying a furnished second base first and a larger home later. You give up making the home your own and accept a licence the fact sheet says may be terminated. Read is ORA worth it.
The Brickell zone page maps the avenue; relocating from San Francisco to Edgewater or Brickell runs the same move from the other coast, and which Brickell tower has the best service ranks the staff. The desk reads the plans by line, the outside date and the deposit schedule with the family before it flies down.

We hold no listings and we are not the developer. Contact the desk at Miami Dossier and we will tell you what applies to your situation, what does not, and where we would not proceed. Where a question is legal, tax or structuring, we introduce you to advisers who handle that properly rather than answering it ourselves.
The Miami Dossier team works for the buyer, not the developer. Every agent on Samuel Strauch’s team represents buyers in Miami pre-construction.
