All five publish staff; the question is who employs them. Cipriani publishes the longest list in Brickell by name: 24 hour staff trained by Cipriani, a Residential Concierge and a Director of Residences, which is the Manhattan doorman model with an Italian kitchen attached. ORA publishes Casa Tua as the hospitality operator of the residential experience, which a New Yorker reads as a hotel's manners in a building with no hotel. Nobu publishes a resident only wellness floor and a Nobu cafe. Villa Miami publishes an on site estate manager and curator and Major Food Group programming the building, which is a restaurant family running the house. Anantara is the one with a hotel in it, ~50 suites, and a staff that serves guests as well as owners. The New York habit to carry south is reading the building's budget for the payroll and the management agreement for who signs it. Read which Brickell tower has the best service, the concierge and services at Cipriani and who manages a new Miami condo.
Cipriani, and only Cipriani, on the published record: topped off July 2026, delivery summer 2027. ORA, Nobu, Villa Miami and Anantara publish no delivery date on our file, which means the contract's outside date is the only calendar a buyer can hold. For a household selling a Manhattan apartment the gap matters twice: the months of rent between the New York closing and the Miami keys, and the months the New York address stays the primary residence in every record the state will later read. Delivery sets which January the Florida homestead first applies, and the Save Our Homes cap starts from that year. Read delivery timelines and how they slip, which dates in a Miami preconstruction contract you cannot miss and the ORA buyer's guide.
Mechanics only. New York tests residency on domicile and on the statutory count, and audits the move: the days, the home kept or sold, where the family and the things of sentiment are. A household that keeps a New York apartment and buys at Villa Miami asks counsel what the record will show, and keeps a diary from the first day. Florida has no state income tax and no estate tax of its own, and its homestead exemption follows a primary residence the owner lives in on the first of January, claimed on the county's calendar. The declaration of domicile, the driver's licence and the voter registration are the papers that make the move visible. None of that is a reason to buy; all of it is a sequence to run with counsel in both states before the contract, because the contract date and the delivery date set the order. Read moving from New York to Miami and changing domicile, does buying a Miami condo make you a Florida resident and why property tax resets when you buy a Miami condo.
