Most branded towers borrow a hotel. Villa Miami borrows a restaurant group, and asks it to run the whole building: the kitchens, the club, the pool on the water, the chef who comes upstairs.
Terra and One Thousand Group commissioned ODP Architects for the tower, Charles and Co for the interiors and Enzo Enea for the grounds, and licensed the Villa name from Major Food Group, whose team programs and services the building day to day. What follows is the record, and our read of it.

The proposition is service, and it is a specific kind. Major Food Group does not run hotels; it runs rooms where the food and the welcome are the product. Putting that team in charge of a residential building, with a chef on call and the restaurant downstairs, is a bet that owners want to be looked after the way a regular is looked after at Carbone. For some buyers that is exactly the point. For others it is a cost line.
The desk reads the building in two parts. The tower, the bronze frame, the half and full floor plans with water on both faces, is permanent and is what the money buys. The restaurant, the dock and the helipad sit in commercial components the developer sells to third parties, and their operation is not guaranteed by anyone. A buyer should price the first part and treat the second as a hope, which the fact sheet says in its own words.
