Four questions come up in every first conversation about ORA by Casa Tua. Here they are in order, with what the record says and what the record does not.
This page is a framework. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
ORA by Casa Tua is at 1210 Brickell Avenue, Miami, described by the developer as the centre of Brickell; views of Brickell, Biscayne Bay and Coconut Grove; Metrorail and Metromover Brickell stations nearby. Read it against the Kempinski Residences Miami Design District dossier for the nearest comparison. This page is the first-time Miami buyer’s reading of it, as a framework to verify, never as a finding.
The record, in the developer’s words: Development: 1210 Brickell Owner LLC, using Fortune International Group trademarks under licence; sales through Fortune International Realty; offering in CPS-12 application file CP24-0079. Architecture: Arquitectonica; landscape by ArquitectonicaGEO. Interiors: m2atelier. Brand: Casa Tua as licensed brand and named hospitality operator of the residential experience (Casa Tua Hospitality Division); the project is not owned, developed or sold by the brand; the licence may be terminated or revoked, per the fact sheet.
Compare as you read: Cipriani Residences Miami and 619 Brickell by Nobu answer the same questions differently, and the desk holds the documents for all three.
The developer’s buyer deposit schedule is in the toolkit and held by the desk; figures are never published. Florida law requires deposits to sit in escrow, and lets a developer use amounts above ten percent for construction with the right disclosures; the question is which account, which conditions, and what the contract says if delivery is late.
77 storeys rising nearly 1,000 feet; residences from studio to four bedrooms, fully furnished and move in ready; floors 12 to 42 below Bosco and 45 to 74 above; Sky Suites on 74, the Penthouse Collection on 75; pre-construction, selling. A delivery date in a brochure is an estimate; the outside date is in the purchase agreement, and the difference between the two is where buyers get surprised. Ask for the outside date, the milestone the developer has reached today, and the penalty if the outside date passes.
Bosco, a sky park set 500 feet above the city, with the premium views above it. Every amenity has a line in the first budget: staffing, insurance, reserves, and any brand or management fee. Casa Tua as licensed brand and named hospitality operator of the residential experience (Casa Tua Hospitality Division); the project is not owned, developed or sold by the brand; the licence may be terminated or revoked, per the fact sheet Ask for the estimated first budget by line and for the reserve schedule; the law now watches the reserves.
The homes are as the dossier records. The second buyer is the same kind of person as the first, arriving three to five years later into a building where every neighbour closed at once. The lines that hold value are the ones the first buyers fought over. Ask which lines went first in the current release.

Received. A note from the desk is on its way. If it has not arrived within a few minutes, please check your spam folder and mark it as not spam, so we can reach you.
We hold no listings and we are not the developer. Contact the desk at Miami Dossier and we will tell you what applies to your situation, what does not, and where we would not proceed. For a first conversation that means the four questions before the rendering. Where a question is legal, tax or structuring, we introduce you to advisers who handle that properly rather than answering it ourselves.
