Why it made the desk

Fisher Island is reached only by boat. There is no bridge, and there is not going to be one. Every person and every vehicle crosses by ferry, which is the whole product and the whole friction at once. Nobody is on the island who does not live there, work there or was invited, and equally, a forgotten item is a round trip. That single fact should be tested with a weekend rather than a tour, and it should be settled before any question about finishes.

What Related is selling here is the end of the supply. This is described as the last parcel to be built on the island, which is the one form of scarcity that cannot be manufactured or repeated next door. ~50 homes, three to eight bedrooms, on ~650 feet of shoreline inside ~6.5 acres of Enea gardens, with Kobi Karp on architecture and Tara Bernerd on interiors. The register is Mediterranean rather than glass tower, which suits the island and dates more slowly than most of what is being built on the mainland.

Two things to read closely. The Fisher Island Club membership is included on closing, but the developer pays the initiation fee only: annual dues and every charge for golf, marina, dining and spa remain the owner’s cost, and the Club, not the developer, decides who is eligible. Ask what those dues actually run before modelling anything. Second, the project is registered in New York, Massachusetts and California as well as Florida, which is rare in this tier and worth knowing if you are buying from any of those states.

The final site on Fisher Island, which is the rarest thing any Miami building can claim: it cannot be done again.
