Pre-construction or nearly finished: which new Miami condo to buy?

For the buyer who wants a new home and is deciding between a tower they can walk through next year and one that is still a plan, a deposit schedule and a sales gallery.

This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.

The short answer

If you want to see the home before you own it, two buildings on our file are close: Cipriani Residences Miami in Brickell, topped off in July 2026 and delivering summer 2027 with more than 80 percent sold, From $1,859,900, and Cassia in Coral Gables, about 69 percent sold and preparing for its certificate of occupancy with completion estimated for the first quarter of 2027. If you want the choice of line and floor, the early buildings are ORA by Casa Tua, pre-construction From $952,900, 619 Brickell by Nobu, selling From $2,950,000, and Four Seasons Coconut Grove, where the second deposit is due at groundbreaking. Early buys choice and time; late buys certainty.

How do the five compare by stage?

The same five questions, put to each building from the developers' published material:

Cipriani Residences Miami. Stage: topped off July 2026, delivery summer 2027, more than 80 percent sold. Position: 1420 South Miami Avenue, Brickell. Operator: Cipriani, with Mast Capital developing.

Cassia. Stage: about 69 percent sold, preparing for the temporary certificate of occupancy, completion estimated first quarter 2027. Price point: on request. What does buying early give you?

Three things, and each one has a price.

Choice. The first buyers in a tower pick the lines, the floors and the exposures. By the time a building is 80 percent sold, the corners and the high floors are usually gone, and what is left is what was left. At ORA, the developer publishes floors 12 to 42 below the Bosco sky park and 45 to 74 above it, with the premium views above; an early buyer chooses which side of the park to live on.

Time to pay. Deposits are staged over the build, so the full price is not due for years. Four Seasons Coconut Grove publishes 20 percent at contract and 20 percent at groundbreaking; the balance follows the agreement. Read the pre-construction deposit schedule explained and where your deposit actually sits.

The first price. Developers release in stages and the published From price is the entry of the current release. Whether a later release is higher is the developer's decision, not a forecast anyone should make for you.

The price of all three is uncertainty: the delivery date can move, the finishes and plans can change within the limits the agreement allows, and the money sits in escrow or with the developer for the duration. Read buying off plan: what can change and delivery timelines and how they slip.

What does buying late give you?

The home itself. At Cipriani, topped off, the floor you are buying exists and the view from it can be stood in once the developer allows access. At Cassia, preparing for its certificate of occupancy, the RH-furnished home is close to the thing you will receive.

A date you can plan around. Summer 2027 at Cipriani and the first quarter of 2027 at Cassia are the developers' current statements; both are closer than any early building can promise. A buyer with a mortgage can time the application to a closing that is months away rather than years. Read cash or mortgage for a Miami pre-construction condo.

Fewer unknowns in the file. The condominium documents, the budget and the association are all closer to their final form, and the developer's record on this building is visible in the building.

The price is choice and cash. More than 80 percent sold at Cipriani means fewer lines; the balance of the price is due at a closing that is near, so the funds must be ready now. The building notes on Cipriani's delivery date and Cassia's delivery date carry each developer's statement.

Which questions decide it?

Five, in writing, to each developer.

1. What is left? The availability list by line and floor, with the published price of each.

2. Where is the money? The escrow agent, what may be released to construction, and the terms of refund if the building is not built. Read what happens to your deposit if a project is not built.

3. What is the date, and what moves it? The outside date in the agreement and the extensions it allows.

4. What can change? The clause on plans, materials and square footage.

5. What does the lender see? For a financed buyer, whether the building is at a stage a lender will underwrite. Read what a developer's construction loan tells you.

Who each stage suits, and what you give up

Cipriani suits the buyer who wants a brand's full service in a tower delivering next summer and will take the lines that remain. You give up the early choice. Read whether Cipriani is worth it.

Cassia suits the buyer who wants a furnished, near-term home in Coral Gables, or a flexible holding with a three-day minimum stay. You give up a published price. Read whether Cassia is worth it.

ORA suits the buyer who wants the widest choice at the lowest entry in Brickell and will wait for a tower of 77 storeys to rise. You carry the wait and the licence terms. Read whether ORA is worth it.

619 Brickell by Nobu suits the buyer who wants the waterfront site and will pay for it early. You give up a published date. See the 619 Brickell by Nobu dossier.

Four Seasons Coconut Grove suits the family that wants 70 homes and a water view in every one, and will pay the second deposit at groundbreaking. You give up a published price and a date. Read whether Four Seasons Coconut Grove is worth it.

For the broader question, read is Miami pre-construction still worth buying and how Miami resale behaves after delivery. The Brickell zone page, the Coral Gables zone page and the Coconut Grove zone page place the five. The desk reads the availability list and the deposit schedule with you before you choose a stage.

The plans by line, and which lines are left. The developer’s current release, not the brochure’s.
The deposit schedule. Proportions, trigger dates, and where the money sits.
What the sales gallery will not volunteer. The view lines that close, the floors that trade first, the association budget.
Where we would not proceed. Sometimes the answer is a different building. Sometimes it is not yet.

Common Questions

Questions buyers ask

Is it better to buy pre-construction or a finished condo in Miami?
Early buys choice of line and time to pay; late buys a home you can see and a date you can plan around. The agreement's deposit, date and change clauses decide which risk you are taking.
Which new Brickell condo is closest to finished?
Cipriani Residences Miami: topped off July 2026, delivery summer 2027, more than 80 percent sold, From $1,859,900 per the developer's September 2026 availability list.
When will Cassia Coral Gables be finished?
The sales team gives an estimated completion in the first quarter of 2027, with the building preparing for its temporary certificate of occupancy and about 69 percent sold.
Is ORA by Casa Tua under construction?
ORA is pre-construction and selling, per the developer, with its offering in file CP24-0079, From $952,900. Ask for the current construction schedule and the outside date in the agreement.
Do pre-construction prices go up as the building sells?
Developers release in stages and set each release's price. Whether the next release is higher is their decision; no page should forecast it. Ask for the current list and the release history.
What happens to my deposit if the building is late?
The agreement sets an outside date and the extensions allowed; the deposit stays where the agreement places it until closing or refund. Read the clause and ask the escrow agent.
Can I get a mortgage on a pre-construction condo?
Usually only near delivery, when the lender can appraise a finished home. Ask the developer at what stage lenders have underwritten the building and read the financing terms in the agreement.
How much is due at contract at Four Seasons Coconut Grove?
The developer's fact sheet publishes 20 percent at contract and 20 percent at groundbreaking, with the balance per the purchase agreement.
Can I see the unit before closing on a nearly finished condo?
Once the developer allows access, usually for the inspection and walk-through before closing. Ask when access begins and whether you may bring an inspector.
How do I compare a pre-construction condo with a finished one?
Ask each developer for the availability list, the escrow terms, the outside date, the change clause and the lender position, in writing. The desk lays the five answers side by side.
