For the founder, engineer or investor leaving Palo Alto, Menlo Park or Los Altos for Miami's two leafy neighbourhoods, whose wealth is mostly in shares, whose office is wherever the laptop is, and who wants the first year's numbers in order.
This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
Two buildings on our file sit in the Grove and the Gables, and a third across the river is the control. Four Seasons Private Residences Coconut Grove is the house scale answer: 70 homes over 20 storeys, every one with a water view, typically about 2,025 to 3,975 square feet, a dedicated elevator to a private foyer, deposits published at 20 percent at contract and 20 percent at groundbreaking, pricing held by the desk. Cassia is the land and plug in answer: 174 turnkey homes across from The Shops at Merrick Park, furnished by RH, one to three bedrooms from 662 to 1,439 square feet, co-working downstairs, about 69 percent sold and preparing for its certificate of occupancy with completion estimated for the first quarter of 2027, pricing on request. Cipriani Residences Miami in Brickell is the tower control, 397 homes, summer 2027, From $1,859,900. The Bay Area questions, equity instead of salary, the California exit and the first year's bills, are the same for all three and follow as mechanics.

A Bay Area household that has paid a mortgage and a property tax bill has not usually paid a condominium's bills, and they arrive in a sequence. At closing: the closing costs the contract assigns to the buyer, often including a working capital contribution to the association equal to a stated number of months of assessment. The first month: the assessment itself, the building's budget divided by your share, which Cassia's 174 shares and Four Seasons' 70 shares divide very differently. From the day of the deed: the owner's insurance on the inside of the home, and flood cover where the lender or the zone asks for it. In season: the optional services the brochure lists and the budget does not include, which at Four Seasons the developer publishes à la carte, in residence dining, spa, housekeeping, grocery provisioning, butler, wellness programs, dog grooming, catering and car wash, and at Cassia is the optional professional management for an owner who lets the home. In November of the first full year: the property tax bill, reset at the price paid. Read what it costs to own a condo in Miami each year, what a Miami closing costs, the association budget line by line at Four Seasons Grove and at Cassia.
A household whose wealth is in a company's stock, vested or not, buys a condominium three ways: by selling shares and paying cash, by borrowing against the shares, or with a mortgage underwritten on assets rather than income. Each has a tax and a timing consequence, and the second and third are questions for the lender and the adviser before the reservation, because the deposit schedule does not wait. Four Seasons publishes 20 percent at contract and 20 percent at groundbreaking; Cassia publishes staged deposits with the balance at closing; Cipriani publishes none. A buyer whose liquidity depends on a lockup or a trading window reads those dates against it. Read buying a Miami condo without selling your shares, buying a Miami condo after an IPO, the deposit schedule at Four Seasons Grove and cash or mortgage for Miami pre-construction.
California taxes income and capital gains; Florida has no state income tax. Whether a family that keeps a house in Los Altos, a seat on a board in Palo Alto or children in a Peninsula school has actually moved its domicile, and when a gain on shares is sourced to which state, are questions for counsel decided on facts and dates, not by a deed. Read moving from California to Miami: domicile and does buying a Miami condo make you a Florida resident. What does not change is the working day. None of the three files publishes an internet or cellular fact; Cassia publishes co-working among its amenities, Four Seasons publishes a lounge and bar and private foyers, and the quiet room with a door is on the plan. Read working from home and connectivity at Four Seasons Grove and at Cassia.
Cassia is the one of the three nearest a key: preparing for TCO, completion estimated for the first quarter of 2027 per the sales team, and furnished, so a household that sells in California in the spring has somewhere to land. Cipriani publishes summer 2027. Four Seasons publishes no date and deposits tied to groundbreaking, which is the beginning of construction, not the end; a buyer there plans years, not months, and reads the outside date in the purchase agreement. Read delivery timelines and how they slip, pre-construction or nearly finished: which Miami condo and the delivery date at Four Seasons Grove.
Four Seasons Grove suits the household that wants the house it is leaving, in the air: 2,000 to 4,000 square feet, a private foyer, a terrace 10 feet deep and the water from every room, with 69 neighbours. You give up a date and a published price, and take a large share of a brand's budget. Read is Four Seasons Grove worth it.
Cassia suits the household that wants to land in a furnished home across from Merrick Park within months, or hold it as a base and let it on the building's 3 day minimum. You give up size, three bedrooms at most, and authorship of the rooms. Read is Cassia worth it.
Cipriani suits the household that wants a tower, a date and a published price, and the Grove across the water rather than under its feet. You give up the leafy street. Read is Cipriani worth it.
The Coconut Grove and Coral Gables zone pages map the two; Coconut Grove or Coral Gables: walkability and service decides the street, and relocating from San Francisco to Edgewater or Brickell is the same household choosing the city. The desk reads the deposit dates against the trading window, the estimated budget and the plan by line with the household before it reserves.
