Property Markets Group, with Greybrook Realty Partners, S2 Development and Mohari Hospitality, commissioned Carlos Ott as conceptual artist with Sieger Suarez as architect of record, interiors by BAMO and Studio Ramirez, and Hilton Worldwide managing the property. What follows is the record, and our read of it.
Downtown Miami has never had a building at this height, and the reason is not ambition, it is entitlement. A hundred story residential tower requires a site, an approval, and an airspace position that the rest of the coast does not have. Whatever else is true about this project, the altitude is not reproducible next door.
The brand is the second half. Waldorf Astoria is not a hospitality label invented for a launch cycle, it is a name with a century behind it, managed here by Hilton with the residential service platform that comes with it. Carlos Ott's stacked form gives the tower a silhouette that reads from every approach to the city, which matters more at this scale than any interior finish.
The caution is the same as the appeal. A 100 story branded tower with ~360 residences is a large building, and buyers who want a boutique count of neighbours will not find it here. What they will find is the deepest service platform and the most recognisable name on the skyline.
