For the Bay Area founder or engineer moving the household to Miami for good, who wants the water, a short trip to work and the paperwork done in the right order.
This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
Choose the building after the move is planned, not before. For a Bay Area household, ORA by Casa Tua in Brickell is the lowest entry, furnished, with transit nearby, From $952,900. 619 Brickell by Nobu puts the water in every living room, From $2,950,000. In Edgewater, Anantara Residences Miami starts From $1,800,000 with a full wellness floor, and Villa Miami sells whole and half floors on the bay, From $5,750,000. None has a published delivery date, so plan where you will live first.
The same five questions, put to each building from the developers' published material:

Three things, and each is a question for your own advisers before it is a question for a building.
State income tax. Florida has no personal state income tax; California taxes its residents. Leaving California residency is a fact question about where you live, work and keep your life, and the date you change it can matter if a share sale or option exercise is coming. Ask a California tax adviser before you set the date. Our page on moving from California to Miami and domicile lists what to bring to that meeting.
Florida residency. Buying a condo does not by itself make you a Florida resident. Living here, a Florida driver's licence, voter registration and a declaration of domicile are the usual steps. Read does buying a Miami condo make you a Florida resident.
The homestead exemption. Once the home is your permanent residence on 1 January, you can apply to the county for the homestead exemption by 1 March. It lowers the taxable value and limits how fast the assessed value can rise each year. A pre-construction home only counts once you own it and live in it.
This is the question Bay Area buyers ask late. None of these four towers has a delivery date in the material on our file. A family arriving this school year rents first, then moves in when the building closes. That makes the timing of the purchase less urgent than it feels, and the choice of building more considered.
If the money for the purchase comes from company shares, the timing of the sale matters too. Our pages on buying after an IPO, buying after a liquidity event and buying without selling your shares set out the mechanics. Deposits on a pre-construction home are staged over the build; read the deposit schedule explained.
Brickell is the financial district, dense and walkable, with the Metrorail and Metromover at ORA's door. For a buyer used to commuting by train, that is familiar. 619 Brickell by Nobu adds the water and a resident wellness floor that is WELL Building certified.
Edgewater is quieter and residential, on the bay, close to the Design District and Wynwood. Anantara's wellness floor, about 30,000 square feet, and its gardens suit a household that works from home and wants the building to do more. Villa Miami suits the buyer who wants a whole floor with water on both faces and is ready to pay for it.
Our page on Brickell or Edgewater sets the two neighbourhoods side by side.
ORA by Casa Tua suits the single buyer or couple who wants a furnished home, a train at the corner and the lowest door price. You give up the water at the door, and the furniture choice. Read whether ORA is worth it.
619 Brickell by Nobu suits the household that wants the bay from the living room and up to five bedrooms. You give up a date and pay a higher entry. See the Nobu dossier.
Anantara Residences Miami suits the family that wants space, gardens and a hotel operator on site. You give up the quiet of a residential-only building. See the Anantara dossier.
Villa Miami suits the buyer after the largest plans on the Edgewater bay. You give up a date, and the restaurant, dock and helipad sit in commercial parts sold separately. See the Villa Miami dossier.
The Edgewater zone page and the Brickell zone page map both sides. A household that trains every day should also read which Brickell or Edgewater condo is best for wellness. The desk sets the four buildings side by side for your household, with the deposit schedules and the plans by line, and tells you which questions belong to your California adviser before any contract is signed.

We hold no listings and we are not the developer. Contact the desk at Miami Dossier and we will tell you what applies to your situation, what does not, and where we would not proceed. Where a question is legal, tax or structuring, we introduce you to advisers who handle that properly rather than answering it ourselves.
