For the buyer who wants to live south of Brickell in a neighbourhood with trees, and needs to know which of the two lets them leave the car in the garage and which runs the building for them.
This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
On our file the Coral Gables answer is walkability with light service and the Coconut Grove answer is service with a view: Cassia sits directly across from The Shops at Merrick Park, 174 furnished homes with assigned parking and co-working, pricing released on request; Four Seasons Private Residences Coconut Grove is seventy water-view homes run by a Director of Residence with a doorman, a bellman, 24/7 valet and a restaurant on the first level, pricing released on request. ORA by Casa Tua in Brickell, From $952,900, is the control: a furnished tower with Metrorail and Metromover stations nearby and a hospitality operator in the house. A buyer who wants to walk to a shop chooses the Gables; a buyer who wants someone to carry the shopping chooses the Grove.

Cassia's developer makes one claim and it is the whole case: directly across from The Shops at Merrick Park. A buyer there walks to the shops, the restaurants in them and the sales gallery on Le Jeune Road without a car, and the assigned space in the garage is for the days that need one. Four Seasons Grove's developer makes a different claim: every residence with a water view, a signature restaurant on the first level, and bicycle storage in the amenity list, which tells the buyer how the developer expects residents to move about. The Grove is a neighbourhood of trees and water with a village of its own; the Gables is a city with a grid and a shopping street. Neither developer publishes a walk score on our file and this page does not invent one; the buyer walks both on a weekday morning. Read living part-time in Coral Gables, Coconut Grove or Brickell for the same two places read for an absent owner.
This is where the two separate. Four Seasons Grove publishes a service model: a Director of Residence appointed under the licence, residential concierge, doorman and bellman, 24/7 security and valet, 24 hour on-call emergency repair, and a la carte in-residence dining, housekeeping, grocery provisioning, butler, dog grooming and car wash. The buyer pays for the standing staff in the assessment and for the menu by the item. Cassia publishes an amenity list, a social club, co-working and an indoor pool, with optional professional management for owners who treat the home as a short-stay residence; it does not publish a doorman or a concierge on our file. ORA publishes Casa Tua running the residential experience under licence. Read which Brickell tower has the best service for how a service menu is read, and what the brand does at Four Seasons Grove.
The developer's estimated operating budget, read per square foot, is the number that makes the comparison honest. A seventy-home building with a doorman, a bellman and a valet around the clock divides those salaries by seventy. A 174-home building with a lighter desk divides a smaller payroll by 174. Then the menus: Four Seasons Grove bills the butler and the grocery run by the item; Cassia's optional management is a separate agreement with its own fee. Read the ownership file for a Coconut Grove or Coral Gables condo and what the branded residence premium buys.
Cassia suits the buyer who wants to walk out of the lobby into Merrick Park, a furnished home ready in early 2027 and the option to let it for short stays. You give up a doorman, a concierge and size; the largest home is 1,439 square feet. Read is Cassia worth it and short stay rules at Cassia.
Four Seasons Grove suits the buyer who wants the water, a home of house proportions and a building that runs itself under a brand's standard. You give up the walk to a shop, a published price and a published date, and you buy before groundbreaking. Read is Four Seasons Grove worth it and Four Seasons Grove vs Ponce Park.
ORA suits the buyer who finds both enclaves too quiet and wants the train, the brand and a furnished home in the centre of Brickell. You give up the trees. Read is ORA worth it and Brickell or Coconut Grove: city or enclave.
The Coconut Grove zone page and the Coral Gables zone page map the two; Coconut Grove or Coral Gables for a New York family runs the pair for a household with children. The desk reads the two budgets per square foot and the two service menus with the buyer before a reservation.
