Relocating from New York to West Palm Beach: which building fits?

For the New York household moving to West Palm Beach for good, who needs a home that works from the first week and a move that holds up on paper.

This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.

The short answer

For a New York household moving full time, the answer turns on your date. Alba Palm Beach is finished and ready now, with 55 homes on the Intracoastal. Olara delivers in phases from late 2026 and runs like a full-service doorman building, with 275 homes. South Flagler House, by Robert A.M. Stern, delivers in March 2027 and has rooms for children. Banyan Tree Residences has no published date. None publishes an entry price; pricing is released on request.

How do the four buildings compare?

The same five questions, from the developers' published material.

Alba Palm Beach. Price point: no published entry price. Delivery: completed June 2026, immediate occupancy, a very limited final inventory. Unit mix: 55 residences, two to four bedroom condominiums plus two and three storey townhomes, 1,778 to more than 4,500 square feet. Position: 4714 North Flagler Drive, on the west bank of the Intracoastal, facing Palm Beach Island, with a private dock. Operator: BGI Companies with Blue Road; no hotel brand.

Olara. Price point: no published entry price. Delivery: phased, late 2026 through 2028; construction had reached floor 15 in August 2026. Unit mix: 275 residences of two to four bedrooms plus den, across 26 storeys. Position: 1919 North Flagler Drive, on the Intracoastal, with Currie Park and the NORA District walkable, per the developer. Operator: Savanna, a New York investment manager, with dining by Jose Andres Group.

South Flagler House. Price point: no published entry price. Delivery: March 2027, reported on track, after topping out in November 2025. Unit mix: two towers of 28 storeys on 3.4 acres; the Park Residences on floors one to three run one and two bedrooms, about 1,800 to 3,000 square feet, about 80 percent sold. Position: 1355 South Flagler Drive, facing the Intracoastal, Palm Beach Island and Worth Avenue. Operator: Related Ross.

Banyan Tree Residences. Price point: no published entry price. Delivery: no date in the filed materials. Unit mix: 88 residences plus a penthouse collection, one to four bedroom corner homes with wraparound terraces. Position: 400 Hibiscus Street, downtown, near CityPlace, Worth Avenue and Royal Poinciana Plaza. Operator: Banyan Tree, with a 24 hour host team.

Which one can you move into on a relocation timeline?

A relocation has a date that rarely moves: a school year, a new office, a lease that ends. Read the buildings against yours.

Alba is the only one finished. A buyer can close and move in, which is why its last homes are the shortest route from a Manhattan lease to a Florida address. Olara's first phase is due from late 2026, so ask which phase your line belongs to; a home in the last phase may not be ready until 2028. South Flagler House gives March 2027. Banyan Tree publishes no date, and Edgeworth, Related Ross's next tower at 1155 South Flagler Drive, anticipates closings in the second quarter of 2030; see where Edgeworth sits.

If your date falls before delivery, rent first and buy for the building you want. Read the outside completion date in the purchase agreement before you plan a school year around it.

What will feel familiar to a New Yorker, and what will not?

Familiar. Olara reads most like a Manhattan full-service building: a 24 hour doorman, valet and security, a resident manager and concierge, and a 24/7 medical concierge by Sollis Health. South Flagler House is the only residential high-rise in Palm Beach County designed by Robert A.M. Stern, classic in its architecture, with a library and card room, a children's playroom and a teen lounge. The developer behind Olara is itself a New York firm.

Different. You will drive more. Olara assigns two full sized parking spaces with EV capability to each home, which tells you how residents live. Water is part of daily life: Alba has a private dock with slips for owners and no fixed bridges between it and the Atlantic, and Olara has a private marina with a captained fishing boat and a cruising yacht for residents. And the island is across the water. Every building on our file sits on the mainland, looking at Palm Beach Island; Worth Avenue is minutes away.

Our page on the best waterfront new condos in West Palm Beach reads the same buildings for a boat owner, and Olara or South Flagler House sets the two largest side by side.

What changes on paper when you move?

Buying a home in Florida does not by itself end New York residence. As our page on moving from New York and changing domicile explains, New York has two tests: domicile, and statutory residence, which applies when you keep a permanent place to live in New York and spend more than 183 days in the state. Keeping the New York apartment is where many moves fail.

On the Florida side, the common steps are to live in the home, file a Declaration of Domicile with the clerk of the circuit court in Palm Beach County under section 222.17 of the Florida Statutes, change your driver licence, vehicles and voter registration, and claim the homestead exemption. Homestead needs a home you own and live in on January 1, so a pre-construction delivery date decides your first homestead year. Our page on whether buying makes you a Florida resident sets out the sequence. Your tax adviser applies it to your facts.

Who each one suits, and what you give up

Alba suits the household that must move now and wants a small building on the water with a boat at the door. You give up choice, since only the final homes remain.

Olara suits the New Yorker who wants a doorman building with a full service program and room to grow, two to four bedrooms plus den. You give up a small-building feel, and you take a phase date rather than one date.

South Flagler House suits the family that wants a 2027 date, permanent architecture and rooms for children and teenagers. You give up most of the choice in the Park Residences, about 80 percent sold.

Banyan Tree suits the buyer who wants downtown, near shops and restaurants, with a full wellness floor and resort privileges that travel. You give up a published date.

See whether South Flagler House is worth it, whether Olara is worth it, whether Alba is worth it and what the Banyan Tree brand does. Common Questions

Questions buyers ask

Is West Palm Beach a good place to move from New York?
That depends on how you live. The new buildings on our file offer doorman service, water and space at a scale a Manhattan apartment rarely does, and Worth Avenue is minutes away. You will drive more. A summer visit tells you as much as a winter one.
Which West Palm Beach condo can I move into right away?
Alba Palm Beach, completed in June 2026 with immediate occupancy and only its final homes left, per the developer. Olara delivers in phases from late 2026. South Flagler House gives March 2027. Banyan Tree publishes no date.
Does buying in West Palm Beach make me a Florida resident?
Not by itself. Florida domicile comes from living here and showing intent: a Declaration of Domicile, a Florida driver licence, voter and vehicle registration, and homestead on the home you live in. New York applies its own tests. Your tax adviser confirms how they apply to you.
Can I keep my New York apartment after moving to Florida?
You can, but it is the most common reason a move fails on paper. New York can treat you as a resident if you keep a permanent place to live there and spend more than 183 days in the state. Our domicile page explains the tests; your adviser applies them.
Which West Palm Beach building is most like a New York doorman building?
Olara, on the published service list: a 24 hour doorman, valet and security, a resident manager and concierge, twelve guest suites and a 24/7 medical concierge by Sollis Health. Its developer, Savanna, is based in New York.
Does South Flagler House suit a family with children?
Its amenity list includes a children's playroom, a teen lounge, a sports court, a media room and a 25 metre lap pool, per the developer. The Park Residences run one and two bedrooms; ask about larger lines in the towers and current availability.
Are there new condos on Palm Beach Island itself?
None on our file. Every new building we cover here sits on the West Palm Beach side, facing the island across the Intracoastal. Alba looks east to Palm Beach Island, and South Flagler House faces Worth Avenue across the water.
When does Olara deliver?
The developer gives phased delivery from late 2026 through 2028, with construction at floor 15 in August 2026. Ask which phase a given line belongs to and read the completion terms for that phase in the purchase agreement.
What is the price of a new condo in West Palm Beach?
None of these four buildings publishes an entry price; each releases pricing on request. The desk holds current pricing by line for each, which is the only fair way to compare them.
When should I apply for the homestead exemption?
Homestead needs a home you own and live in as your permanent residence on January 1, with the application filed with the county property appraiser. For a new building, the delivery date decides which year that can be. Your tax adviser confirms the timing.
