For the household leaving London for Miami with a move date, a currency to convert and no US credit file, who wants to know which bay side tower was built for the way they will actually live.
This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
Four bay side towers on our file fit a London household differently. Cipriani Residences Miami in Brickell publishes the most staff by name and a date, summer 2027, From $1,859,900, which suits a family with a school year to plan around. 619 Brickell by Nobu publishes the water, homes from ~1,160 square feet to Sky Villas and a resident only wellness floor, From $2,950,000. Across the bay in Edgewater, Anantara Residences Miami publishes ~100 condominium homes of 3 to 6 bedrooms above a hotel, From $1,800,000, and Villa Miami publishes ~70 half and full floor homes of ~2,940 to ~5,960 square feet with two terraces each, From $5,750,000. For a buyer arriving with sterling and no Florida lender history, the building is the second decision; the money, the mortgage and the calendar come first.

The deposit is paid in dollars into a Florida escrow, and the developer's schedule does not wait for the exchange rate. A UK buyer decides early whether to convert the whole purchase at once and hold dollars, or convert deposit by deposit and carry the rate through two years of construction; that is a question for a currency specialist, not the sales gallery. The wire is the second question: a transfer from a UK bank into a Florida escrow carries source of funds questions on both sides, and a wire without the paperwork is held, not refused. Cipriani publishes staged deposits with the balance due at closing, in general terms; Nobu, Anantara and Villa Miami publish no deposit terms on our file, and all four schedules are read in the contract, not the brochure. Read why international wires get held, moving funds to a Florida escrow account and source of funds documentation.
Yes, through lenders who underwrite foreign nationals on assets, income and the property rather than a US credit score, at a larger down payment and a different rate than a Florida borrower with a file. The timing is the part a UK buyer misses: in pre-construction the loan is arranged near delivery, not at contract, so the deposits are cash and the mortgage is a question for the closing year. A UK mortgage secured on a London asset is the other route, and the one a UK adviser will raise. Read UK mortgage or Miami condo loan, foreign national financing, buying without US credit history and what a US bank asks a foreign buyer.
Nothing to the purchase, and a great deal to the owner. The questions a London buyer asks counsel before the contract are whether they will be US tax resident after the move and from when, how the UK US treaty treats the home and any rental income, what the US estate tax exposure is for a non-resident holding Florida property in their own name, and whether a trust or an entity solves more than it costs. All of them are decided before the reservation, because the name on the contract is hard to change afterwards. Read the UK US tax treaty and property, estate tax exposure for non-resident owners, UK resident buying in Miami and LLC, trust or personal name.
The family with children and a September to plan for reads Cipriani first, because it publishes a date, a children's playroom and the most staff, and a terrace off every living room for a household used to a garden. The couple who want the water and will arrange their own household reads Nobu, for the views from every living room and the resident only wellness floor. The household that wants a full floor, two terraces and a restaurant group running the building reads Villa Miami, and accepts that the restaurant, the dock and the helipad sit in commercial components sold separately, so their operation is not guaranteed. The buyer who wants a hotel's staff downstairs reads Anantara, with its ~30,000 square foot Vitality Center floor, and asks how the ~120 resort residences and ~50 hotel suites share the building with the ~100 condominium homes. Read the Anantara dossier, the Villa Miami dossier, living part-time in Edgewater and relocating from San Francisco to Edgewater or Brickell for the same four buildings read for an American move.
Cipriani suits the London family that needs a date and staff from the first night. You give up choice to what remains in a building more than 80 percent sold. Read is Cipriani worth it and buying at Cipriani from abroad.
Nobu suits the couple who want the water and a Foster and Partners tower, and will run their own household. You pay the higher Brickell entry and buy without a date. Read the Nobu dossier and buying at Nobu from abroad.
Anantara suits the household that wants a hotel's staff and the Design District near, at the lowest published entry on this list. You share the tower with a hotel and resort residences. Read buying at Anantara from abroad.
Villa Miami suits the household that wants a whole floor and two terraces on the bay. You pay the highest published entry here and take the commercial components on their own terms. Read Villa Miami: what to know before you buy.
The Brickell zone page and the Edgewater zone page map the two sides of the bay. The desk reads the deposit schedule against the exchange plan and the delivery date against the school year with the household before anything is reserved, and introduces the lenders and counsel who do the rest.
