For the buyer with a lease ending, a school year starting or a house already sold, who needs a new home south of the river on a date and not a season.
This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
Cassia, by the published record: the sales team gives estimated completion in the first quarter of 2027, with the building preparing for its certificate of occupancy and approximately 69 percent sold, 174 turnkey homes furnished by RH across from the Shops at Merrick Park in Coral Gables. Cipriani Residences Miami in Brickell, From $1,859,900, is next, topped off in July 2026 and publishing delivery in summer 2027, more than 80 percent sold. ORA by Casa Tua, From $952,900, publishes itself as pre-construction and selling. Four Seasons Private Residences Coconut Grove publishes no date, and its deposit schedule names groundbreaking as a future trigger, which tells the buyer the Grove's answer without a calendar.

Read which new West Palm Beach condo can you move into first for the same question north of the county line, and pre-construction or nearly finished for the choice itself.
That the building is close, and that close is not done. A temporary certificate of occupancy is the county's permission to occupy, issued when the life safety systems pass and before every finish is complete, and a developer prepares for it by scheduling the inspections that lead to it. Cassia's sales team puts completion in the first quarter of 2027, so a buyer reading "preparing for TCO" in October 2026 reads a building in its last months, with the closing notice to follow the certificate rather than the other way round. The practical consequence is that a Cassia buyer can plan a move in a window of months; a Cipriani buyer plans around a season a year away; an ORA or Four Seasons buyer plans around nothing published yet. Read what a new Miami condo requires before you can move in, the delivery date at Cassia and delivery timelines and how they slip.
Everything the brochure leaves out. Four Seasons Coconut Grove publishes 20 percent at contract and 20 percent at groundbreaking, and a schedule that names groundbreaking as a trigger is a building that has not broken ground on the date the sheet was written; the buyer's second payment waits on a shovel, and the keys wait on everything after it. Cipriani publishes no deposit terms in the filed materials beyond staged deposits with the balance at closing in general terms, and a tower topped off has passed the construction triggers a schedule usually names, so the buyer asks what remains before the balance. Cassia publishes the same general shape, and a building preparing for TCO is one where the staged part is close to the closing for the buyer who signs now. ORA's schedule is held by the desk and never published. Read the pre-construction deposit schedule explained, where your deposit actually sits and the deposit schedule at Four Seasons Coconut Grove.
The paperwork gets real. At a building preparing for TCO the buyer can walk the home rather than the model, the punch list is a document with a date, and the closing statement arrives with figures rather than estimates. The association's first budget is still the developer's estimate until the first owners' year closes, so the fee is still a projection, but the insurance is bindable because there is a building to insure, and the lender, where there is one, can order an appraisal of a home that exists. Cassia's furnished homes shorten the last step further: an RH furnished home is moved into with suitcases, and its flexible ownership rules, a minimum three day stay with optional professional management, are read before the contract by a buyer who intends to live there rather than let it. Read from offer to recording on a furnished Miami condo, how to read the closing statement on a new Miami condo and when do you need insurance in place to close.
Cassia suits the buyer who needs keys in the first months of 2027, wants a furnished home across from Merrick Park and may let it for short stays. You give up the large home; the biggest line is a three bedroom of 1,439 square feet, and 16 of them exist. Read the Cassia buyer's guide, where Cassia is and the Coral Gables zone page.
Cipriani suits the buyer who can wait for summer 2027 and wants a Brickell tower with a dining room, a car and 24 hour staff. You give up first pick in a building more than 80 percent sold. Read Cipriani: what to know before you buy and the Brickell zone page.
ORA suits the buyer who wants the lowest entry, From $952,900, furnished and move in ready when it is ready, and does not need a date today. You give up the calendar. Read the ORA buyer's guide.
Four Seasons Coconut Grove suits the buyer who wants 70 homes with a water view under the Four Seasons name and can wait for a building that has not published a start. You give up every date, and you fund a second deposit at groundbreaking. Read Four Seasons Coconut Grove: what to know before you buy and the Coconut Grove zone page.
Leaving a house for a condo in Coconut Grove or Coral Gables reads the same places for the household selling a garden. The desk reads the outside date and the deposit schedule with the buyer before the reservation.
