For the buyer who has decided on West Palm Beach and now needs a date, and wants to know what buying at each stage of construction actually costs in choice and in certainty.
This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
Alba Palm Beach first: completed June 2026, immediate occupancy, with only the developer's final inventory left. Olara next, in phases from late 2026 through 2028, with construction at floor 15 in August 2026, so the date depends on the line. South Flagler House has one published date, March 2027, after topping out in November 2025. Banyan Tree Residences publishes no completion date. Edgeworth is the far end: pre-sales launched March 2026, construction starts in 2027, closings anticipated in the second quarter of 2030. None of the five publishes a price; all are quoted through the desk. The rule that holds across the five is simple. The sooner the key, the fewer the lines to choose from and the more the money due now.

The best waterfront new condos in West Palm Beach compares the same buildings for the buyer who starts from the water rather than the date.
Alba sells what is left. A finished building of 55 homes with final inventory means the buyer chooses among a few lines, sees the actual home rather than a rendering, and closes on a known budget and a known association. What it gives up is the stack: the floor, the exposure and the plan were chosen by earlier buyers. Ask for the list of remaining homes with floor and exposure, the current association budget, the first reserve study and whether any developer warranty period is already running. Read Alba: the first year of ownership and how Miami resale behaves after delivery.
South Flagler House and Olara are the middle. The building is up, the date is published, and the choice is wider than a finished building's but narrower than a launch's: South Flagler House's Park Residences are about 80 percent sold. The deposit milestones a launch spreads over years are already passed or close, so more of the money is due sooner than at a launch; ask each developer for the schedule, since neither publishes it on our file. Ask for the delivery statement in writing, the outside date in the purchase agreement and what extends it, and how a phased delivery at Olara assigns a line to a phase. Read delivery timelines and how they slip, the delivery question at Olara and at South Flagler House.
Banyan Tree and Edgeworth are the far end. The choice is widest, the deposit schedule is longest, and the date is either unpublished or years out. Edgeworth's structure is the clearest on our file: a fully refundable reservation deposit now, staged payments tied to construction milestones once a contract is signed, the balance at closing, with closings anticipated in the second quarter of 2030. Banyan Tree publishes a May 2026 deposit schedule staged to contract milestones with the majority at closing, and no completion date. A buyer here is holding money in escrow for years against a rendering, which is a position, not a home. Ask what the reservation binds, when it converts to a contract, and where the deposit sits. Read when a Miami pre-construction reservation becomes binding, reservation vs contract at Edgeworth and the deposit schedule at Banyan Tree.
As a sequence, not a forecast. At Alba the full price is due at closing, now. At South Flagler House and Olara the deposits are staged on each developer's own schedule, which neither publishes on our file, and the balance follows the closing notice after the certificate of occupancy, in 2027 for one and by phase for the other. At Banyan Tree the schedule runs from contract through milestones the developer has not dated. At Edgeworth nothing is at risk until the reservation converts to a contract, and then the schedule runs to 2030. Read where your deposit actually sits and the pre-construction deposit schedule explained before comparing the five on price.

For the process at each end, read from offer to recording on a finished West Palm Beach condo; for the same choice in Miami, pre-construction or nearly finished: which new Miami condo to buy. The desk puts the five delivery statements and the five deposit schedules on one page before a buyer picks a date.
