Wynwood or the Design District: how do walkability and service compare?

For the buyer who has lived without a car in a real city and wants the Miami address where the car stays in the garage most days, with a desk downstairs that does the rest.

This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.

The short answer

Both neighbourhoods are walked, for different things. Wynwood is the murals, the galleries and the bars, and NoMad Residences Wynwood sits in the middle of them with a restaurant on the roof and Casa Tua Cucina at the door, 329 furnished homes, From $815,900. The Design District is the flagships and the galleries on a tighter grid, and its two residences sit at either edge of it: Fouquet's Hotel & Residences inside the district at 39 NE 39th Street with a hotel below, no published price, and Kempinski Residences at the district's gateway on Biscayne Boulevard, From $3,700,000, with house cars for the nights the walk is too far. On service, Fouquet's publishes a hotel, Kempinski a management company without one, and NoMad a 24 hour desk built for a building that rents short term. The walker chooses the district for the shops and Wynwood for the night; the service follows the building, not the street.

How do the three compare?

What does each door walk to?

NoMad's door opens onto Wynwood's own avenue, and the developer publishes a restaurant at ground level and one on the roof, so the first two meals need no shoes with laces. Fouquet's door opens inside the Design District, and its developers include the district's owners, so the flagships and the galleries are the block, with two restaurants, a bar and a patisserie in the building for the nights the block is enough. Kempinski's door opens onto Biscayne Boulevard at the district's gateway, which the developer describes as the walk into the Design District and a short drive to everything else, and it publishes house cars for that drive. The honest difference is the evening: Wynwood is walked at night, the Design District by day, and the buyer who wants both lives in one and visits the other. Distances are measured on foot before reserving. Read Downtown Miami or the Design District: which is more walkable and Downtown Miami or Wynwood for a first Miami condo.

What does each one publish as service?

Three models. Fouquet's publishes a hotel it operates, with owner access to hotel services and amenities and a 24 hour concierge; that is the deepest bench of the three and the busiest lobby. Kempinski publishes daily management by Kempinski Group with no hotel, a café that serves breakfast daily and house cars; that is hotel manners without hotel guests, which is quieter and leaves the midnight questions to the owner. NoMad publishes a 24 hour concierge, security and valet in a building designed to be rented short term, so the desk is practised at arrivals and keys, and the owner who lives there full time shares it with guests who do not. Service in a condominium is funded by the budget and billed by the menu, and the buyer reads both before believing a brochure. Read which Design District, Wynwood or Downtown condo keeps its amenities for residents, what the branded residence premium buys and Miami HOA fees.

What does a hotel, or a rental building, change for a walker?

The lobby and the neighbours. A walker comes and goes on foot ten times a day, and at Fouquet's that means through a hotel's lobby, past its guests and its luggage; the shared facilities agreement says whether owners have their own entrance and elevator. At NoMad it means past the day's arrivals in a building where short-term rental is allowed, which is the price of a furnished home that can earn while the owner is away. At Kempinski it means a private elevator lobby and a door that serves ~132 households and their own visitors. Each is a trade, and the walker who likes a full lobby chooses differently from the one who likes an empty one. Read can you rent out a condo in Wynwood or the Design District, hotel guests and resident spaces at Fouquet's and short-term rental rules at NoMad.

When does the car still come out?

For the beach, the airport and the school run. Kempinski publishes house cars, which turn some of those trips into a booking; Fouquet's publishes self parking below grade for the owner who keeps a car and wants to reach it without a valet; NoMad publishes valet. A buyer who means to live without a car asks each building how many spaces come with the home and whether one can be bought without, what the house car costs and when it runs, and where a ride-share waits. Read do you own your parking space in a new Miami condo, living part-time in the Design District or Wynwood and Design District or Wynwood for a family.

Who each one suits, and what you give up

NoMad suits the walker who wants Wynwood at night, a furnished home that is ready now and can be rented, and a desk that never closes, From $815,900. You give up a quiet lobby, large plans and the Design District's shops at the door. Read the NoMad buyer's guide.

Fouquet's suits the walker who wants to live inside the district with a hotel's restaurants downstairs and a car of their own below. You give up a published price and an owners-only lobby. Read the Fouquet's buyer's guide.

Kempinski suits the walker who wants the district at the end of the walk rather than at the door, a private elevator lobby, a den in every plan and house cars for the rest, From $3,700,000. You give up the water and the district's centre. Read the Kempinski dossier.

The Design District zone page maps the three; Coconut Grove or Coral Gables: how do walkability and service differ runs the same question south. The desk walks the blocks with the buyer and reads the parking exhibit and the service menu before the reservation.

Common Questions

Questions buyers ask

Can you live in Wynwood without a car?
For the neighbourhood, yes by the developer's own description of NoMad: restaurants at the door and on the roof, galleries on the avenue. For the beach, the airport and a school the car or a ride still comes out.
Which Design District condo is inside the district?
Fouquet's, at 39 NE 39th Street, developed with the district's owners. Kempinski sits at the gateway on Biscayne Boulevard and publishes the walk into the district and house cars.
Does Kempinski have house cars?
Yes. The developer publishes house cars among the amenities, with daily management by Kempinski Group and no hotel on the site. The cost and hours of the service are in the budget and the house rules.
Is NoMad Residences Wynwood a hotel?
No. The developer publishes a condominium of 329 furnished residences with a rooftop NoMad restaurant and bar, a 24 hour concierge and valet, and short-term rental allowed, so the building runs with guests.
Can Fouquet's owners park their own cars?
The developer publishes below grade valet and self parking. Whether a space is deeded or assigned to the home is in the declaration's exhibits, which the buyer reads before reserving.
Which is quieter, Wynwood or the Design District?
By the developers' own descriptions, the Design District is shops and galleries by day and Wynwood is restaurants and bars at night. The buyer walks both at nine in the evening before deciding.
Which building has the smallest homes?
NoMad, with studios to two bedrooms and remaining units of 528 to 931 square feet. Kempinski publishes ~2,100 to ~3,100 square feet interior; Fouquet's one to four bedrooms with terraces.
Is the Design District on the water?
No. Kempinski publishes bay and skyline views east from a site that is not waterfront; Fouquet's publishes a rooftop pool that overlooks the Intracoastal and South Beach from the district.
What does a concierge in a rental building do for a full-time owner?
The same desk serves owners and guests. The house rules say how packages, visitors and keys for a long-term resident are kept apart from a guest's.
Who should I call about choosing between Wynwood and the Design District?
A Florida real estate lawyer for the declaration and the rental rules, and the desk to walk the blocks with you and read the plans by line before the reservation.
