Which Design District or Wynwood condo suits a part-time owner?

For the buyer who wants a Miami base in the art and design neighbourhoods, used for weeks at a time, and locked the rest of the year.

This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.

The short answer

For a part-time owner, NoMad Residences Wynwood is the only one of the three you can move into now: it opened in May 2026, every home is furnished, and the developer presents it as friendly to short-term rental, From $815,900. Kempinski Residences suits the owner who wants a large home in a building with no hotel, From $3,700,000. Fouquet's suits the owner who wants a hotel's service under the home.

How do the three compare for a part-time owner?

The same five questions, from the developers' published material.

NoMad Residences Wynwood. Price point: From $815,900, per the developer's price list of 7 August 2026. Delivery: opened May 2026. Unit mix: 329 residences, studio to two bedrooms, each with a balcony; nine homes left on that list, 528 to 931 square feet, with about 90 percent sold. Position: 2700 NW 2nd Avenue, in Wynwood, just south of the Design District. Operator: Related Group with Tricap and Sydell Group, creator of the NoMad hotel brand; this is the brand's first residential building anywhere.

Kempinski Residences Miami Design District. Price point: From $3,700,000. Delivery: no date in the material on our file. Unit mix: about 132 homes in two 23 story towers, two to four bedrooms, each with a den, plus six townhomes and 18 guest suites sold to residents. Position: Biscayne Boulevard at the gateway to the district; not waterfront. Operator: Kempinski Group manages the building; no hotel on site.

Fouquet's Hotel & Residences Miami. Price point: no published entry price in the offering materials on our file. Delivery: no date on file. Unit mix: 143 homes of one to four bedrooms with private terraces. Position: 39 NE 39th Street, inside the Design District. Operator: Fouquet's runs the hotel, with owner access to its services.

Which one can you use this season?

Only NoMad. It is open, and every home was furnished and curated by DesignAgency. A part-time owner who buys one of the remaining homes can arrive with a suitcase. The trade is choice: nine homes were left on the developer's August list, the largest at 931 square feet, and none above two bedrooms.

Kempinski and Fouquet's are new buildings without a delivery date in the material we hold. A part-time owner buying in either is buying a future season. Read the outside completion date in each purchase agreement, and plan where you will stay in the meantime. Fouquet's deposits are staged across contract, groundbreaking and top off, with the majority at closing and held in escrow under the Florida condominium statute, per the offering materials. Our page on where your deposit actually sits explains what that protects.

Can you rent it while you are away?

This is where the three part company.

NoMad is presented by the developer as friendly to short-term rental, and our own read of the building treats rental income as the other half of the purchase. Even so, the permission lives in the condominium documents and the city's rules, not in a brochure line. Ask for the rental section of the declaration, any minimum stay, any registration the association requires, and the city's current rules. Our pages on Miami short-term rental rules and buying a condo in Miami to rent out set out the layers.

Kempinski and Fouquet's publish no rental terms in the material on our file. In a building of 132 or 143 homes, owners often guard their quiet, so ask before you assume anything. At Kempinski, the 18 guest suites are a different tool: they are sold to residents for their own visitors, which lets an owner host family without lending the home.

Who runs the building when you are not there?

At NoMad: a 24 hour concierge, security and valet, a rooftop pool, a fitness centre, a speakeasy, a library with co-working, Casa Tua Cucina at street level and a rooftop NoMad restaurant with its own elevator. The building is busy by design, which suits an owner who wants life downstairs when they arrive.

At Kempinski: the brand manages the building day to day without a hotel. The amenity list is built for residents who live there: breakfast each day at the Sunrise Café, house cars, a spa with cold plunge and saunas, padel and a fourth floor bridge between the towers. See what Kempinski offers.

At Fouquet's: the hotel supplies staff at all hours, two restaurants, a bar, a patisserie and men's and women's spas, with a 24 hour concierge and valet parking below grade. See what the Fouquet's brand does.

For every building, ask the same three questions: what residence staff do for an absent owner, what the operator charges for extra service, and who holds a key.

Who each one suits, and what you give up

NoMad suits the part-time owner who wants to arrive this year, to a furnished home, in a building with a restaurant on the roof and the galleries outside. You give up space and choice: two bedrooms at most, nine homes on the last list.

Kempinski suits the part-time owner who wants a large home with a real office, guest suites for visitors and a building that answers only to residents. You give up the water, a delivery date, and the lowest door.

Fouquet's suits the part-time owner who wants to live inside the district with a hotel's restaurants and staff under the home. You give up a published price and a residence-only lobby.

The Design District zone page maps all three, and our page on buying a Miami condo as a second home covers the wider decision. Before a deposit at Kempinski or Fouquet's, read when a pre-construction reservation becomes binding, and for the walkable comparison with Downtown, Downtown Miami or the Design District. The desk holds NoMad's remaining list and the Kempinski and Fouquet's plans by line, and reads the rental sections with you before you choose; our note on who to call when buying in the Design District explains how.

Common Questions

Questions buyers ask

Is NoMad Residences Wynwood finished?
Yes. The developer gives May 2026 as the opening, and the building is about 90 percent sold. Nine homes remained on the developer's price list of 7 August 2026, from 528 to 931 square feet, From $815,900.
Can you do short-term rentals at NoMad Wynwood?
The developer presents NoMad as friendly to short-term rental. The binding rules sit in the condominium documents and the city's regulations. Ask for the rental section of the declaration, any minimum stay and any registration requirement before you sign.
Are NoMad Wynwood condos furnished?
Yes. Every residence was fully furnished and curated by DesignAgency, per the developer. Ask for the furniture schedule for the home you are considering, so you know what the price includes and what you may want to change.
Does Kempinski Residences Miami have guest suites?
Yes. The building has 18 guest suites, sold only to residents, for their own visitors. For a part-time owner, that means family can stay nearby without anyone borrowing the home itself.
Which Design District condo has the biggest homes?
On our file, Kempinski Residences: two to four bedrooms, each with a den, about 2,100 to 3,100 square feet inside and up to about 3,700 in total, plus six townhomes. Fouquet's runs from one to four bedrooms. NoMad stops at two bedrooms.
Is Wynwood a good place for a pied-à-terre?
For an owner who wants galleries, restaurants and a lively street on arrival, Wynwood suits a part-time base. NoMad was built for that buyer, with furnished homes and a rooftop restaurant. An owner who wants quiet evenings may prefer a residence-only building.
Who looks after a Miami condo when the owner is away?
The association and its staff look after the common areas; the interior is the owner's. In a branded or hotel building, ask what the operator does for an absent owner and at what charge. Many part-time owners also arrange a private home-watch service.
Is there a hotel at Fouquet's Miami?
Yes. Fouquet's operates a hotel in the tower and owners have access to its services and amenities, per the offering materials, including two restaurants, a bar, a patisserie, spas and a 70 foot rooftop pool.
What does a part-time Miami condo cost when empty?
The association fee, insurance and property taxes run all year, and a second home does not qualify for homestead. Add any brand or service charges. Ask each building for its budget so you can set the empty months against the weeks you will use.
Which of the three can I move into this winter?
Only NoMad is open among the three. Kempinski and Fouquet's have no delivery date in the material on our file. If this winter matters, read NoMad's remaining list first; the desk holds it.
