For the buyer making a first purchase in Miami, perhaps a first in the United States, who wants a new building at the lowest door and needs to know how long the money waits.
This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
Choose Wynwood if you want keys now: NoMad Residences Wynwood opened in May 2026, every home is furnished, and the developer's August list started From $815,900, with nine homes left. Choose Downtown if you can wait for a building: Delano Residences has the lowest published entry of the new branded towers on our file, From $760,000, with studios through three bedrooms. Faena Residences, on the Miami River, is the longer wait, with completion around 2028 or 2029.
The same five questions, from the developers' published material:

A finished home is the simpler first purchase. At NoMad you see the actual unit, the actual view and the actual neighbours. The money moves once, at closing, and a lender can look at a completed building. You also start paying the association fee, taxes and insurance from that day.
A pre-construction home asks for patience and cash. Deposits are paid in stages while the tower rises, and they sit in escrow until closing; the balance is due when the building is delivered. The upside is time to save toward the balance and a price set years before completion. The risk is the calendar: the date can move. Our pages on how pre-construction in Miami actually works, the normal deposit schedule and what happens if a developer delivers late set out each step.
At Delano, the From $760,000 figure buys the entry line of the released collection; ask which line and floor that is. Every home is finished, with Meyer Davis interiors and fitted closets, and some lines come furnished. You also join a building with a spa, two pools, a club and an observation deck, and owner benefits that include the Delano Beach Club in Miami Beach. The benefits carry an annual fee; ask for it in writing. See Delano's entry price.
At NoMad, From $815,900 bought a furnished home in an open building, with a rooftop restaurant and pool, a 24 hour concierge and valet, and a co-working library. The trade is choice: two bedrooms at most, and nine homes on the last list we hold. See whether NoMad is worth it.
Faena publishes no price. Its smallest one bedroom interiors start at 711 square feet. For a first buyer, the reason to look is the river and the brand, bought early.
Downtown is the civic and transit core: the arena, the performing arts centre, the bayfront museums and Brightline at MiamiCentral. It is also a district still being built, and some blocks are rough at street level. Walk the blocks around the tower in the morning and at night. The Downtown Miami zone page reads it in full.
Wynwood is galleries, murals, restaurants and a weekend crowd. It suits an owner who wants life outside the door and accepts noise on Saturday night. NoMad's developer presents the building as friendly to short-term rental, which some first buyers count on to help with the cost. The permission lives in the condominium documents and the city's rules, not the brochure; our page on Miami short-term rental rules explains the layers.
NoMad suits the first buyer who wants to move in or rent out this year, in a furnished home, in the liveliest neighbourhood of the three. You give up size and choice, and you pay carrying costs from closing.
Delano suits the first buyer who wants the lowest published door into a branded Downtown tower and can wait for delivery. You give up a move-in date and the upper floors, and you take on an annual benefits fee.
Faena suits the buyer whose first purchase is a long position on the river. You give up a published price and an early date.
Before any of the three, read buying your first Miami condo and the documents a pre-construction buyer should request. For the extra papers a hotel tower such as Delano adds, read how a hotel residence goes from offer to recording. For the part-time version of this choice, see living part-time in Downtown Miami. The desk holds NoMad's remaining list and Delano's current release by line, and reads the deposit schedules with you; the Delano dossier is the place to start.
