The Design District has the galleries, the restaurants and two hundred boutiques. What it did not have was a place to live at this level. Kempinski is the first.
DaGrosa Capital Development Partners commissioned Arquitectonica for the two towers, Rockwell Group for the interiors and Enea for the gardens, and put Kempinski, the oldest luxury hotel group in Europe, in charge of running the building day to day. What follows is the record, and our read of it.

Branded residences in Miami usually borrow a hotel downstairs. Here there is none. The Kempinski name buys a service standard, not a lobby shared with guests, and the eighteen guest suites are sold to residents for their own visitors. That is a different proposition from the beachfront brands, and a quieter one.
The desk reads Kempinski as a location decision first. Biscayne Boulevard at 38th Street is not the ocean; it is the bay, the walk into the Design District, and a short drive to everything else. The buyer who wants sand will look elsewhere. The buyer who wants to walk to dinner has few alternatives at this size.
