Which Miami condos have a real office for the season?

For the principal spending the season in Florida with the business still running: the question is where the call with your partners happens.

This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.

The short answer

Three buildings on the shelf publish a room for work, rather than a desk the brochure calls a study. South Flagler House publishes a business centre and private offices inside its amenity program. The St Regis Residences Sunny Isles Beach holds the John Jacob Astor boardroom in its business club, in an entirely private residential building with no hotel and no transient use. Villa Miami's club carries a boardroom, and its duplex plans carry office variants inside the home. Everywhere else, the season's work happens in a den, a second bedroom or a co-working membership across town. For a buyer who takes calls that cannot be overheard and hosts meetings that cannot happen at a kitchen table, the room is not an amenity. It is the deciding feature, and it is read building by building below.

The three rooms

South Flagler House: the private office. The amenity ledger lists a business centre and private offices alongside the library and card room, the two private dining rooms and the full spa, on 3.4 acres facing the Norton Sculpture Garden in West Palm Beach. A private office in the building means the season's work has an address that is not your residence: a door, a lock, and a short walk from home. The building around it, two 28 storey towers topped out in November 2025 with delivery published for March 2027, is set out in the South Flagler House buyer's guide. South Flagler House publishes no entry price; pricing is released on request.

The St Regis Residences Sunny Isles Beach: the boardroom. The North Tower's business club holds a boardroom named for John Jacob Astor, in a building whose use row is absolute: entirely private residential, no hotel on the property and no transient use. For the buyer whose meetings carry advisers and papers, that privacy is the product; the residences run about 1,785 to 5,674 square feet with laundry rooms and service quarters in select homes, so staff and work can coexist inside the home as well. The developer publishes an entry price of From $5,100,000. Read the St Regis dossier and the St Regis buyer's guide.

Villa Miami: the office inside the home. The club levels by Charles and Co carry a boardroom, and the Villa Doppio duplex plans carry office and bonus room variants, so the work room can be a floor of your own home rather than a shared facility: half floor homes of about 2,940 to 2,970 square feet and full floors of about 5,900. The developer publishes an entry price of From $5,750,000. One honesty note the desk keeps on this building: its restaurant, dock and helipad sit in commercial components sold separately, so their operation is not guaranteed; the club and the boardroom are the residents' own. Read the Villa Miami dossier and the Villa Miami buyer's guide.

What a den cannot do

A den takes a laptop. It does not take a negotiation. The working season asks four things of a building that a floor plan's smallest room rarely answers: a door that closes against a household running at full volume; a room where a visitor can be received without crossing the private floors of your life; a table that seats the meeting, with the building's privacy rules behind it; and a second, quieter space for the call that runs long. The library page for one building on this shelf, South Flagler House: working from home and connectivity, reads the in-residence side of the same question. The seasonal version of the decision, the home that must also run empty for months, is a second home that runs while you are away.

Who each suits, and what you give up

South Flagler suits the principal who works daily and wants the office separate from the home, and can wait for March 2027. You give up occupancy until delivery and a beach address; the building faces the lagoon and the sculpture garden, not the ocean.

The St Regis suits the principal whose work arrives with people: partners, counsel, a board. You give up nothing on privacy and everything on informality; it is a formal building, and Sunny Isles is a drive from the mainland's business districts.

Villa Miami suits the principal who wants the office inside the home's own walls at full floor scale, in Edgewater with the Design District a few minutes west. You give up the separate facility; when the home is full, the office is in it.

Common Questions

Questions buyers ask

Which Miami condos have a private office?
South Flagler House publishes a business centre and private offices in its amenity program. Most other buildings on the shelf publish a co-working room, a library or a den inside the residence, which are different things.
Which buildings have a boardroom?
The St Regis Residences Sunny Isles Beach holds the John Jacob Astor boardroom in its business club, and Villa Miami's club levels carry a boardroom. South Flagler House answers with private offices and a library instead.
Can I receive clients at the building?
At the three buildings on this page, the work rooms exist to be used that way, under the building's rules for visitors. A purely residential building without work rooms will route your meeting to a restaurant whether you like it or not.
Is a den the same as an office?
No. A den is a room without a door's promise: no separation from the household, no reception of visitors, no table for a meeting. Buyers who work in earnest should shop for the room, not the label on the plan.
Does the St Regis allow a home business?
The building is entirely private residential with no transient use, and its business club is a residents' facility. Running a company from the residence is a documents question; receiving your own partners in the boardroom is what the room is for.
What about internet and calls?
Connectivity is a building specification, read per building in the working from home notes for each dossier. The room comes first; a boardroom with poor connectivity fails the same test as a den.
Can my assistant work from the residence?
Select St Regis residences carry service quarters, and Villa Miami's larger plans carry office and bonus room variants. An assistant's daily presence is also a house rules question, read in the documents before contract.
Do any of the three publish a price?
Two of the three publish an entry price, and both are stated on this page exactly as the developers publish them. South Flagler House publishes none and releases pricing on request through the sales team or the desk.
When can I move in and start working?
South Flagler House publishes delivery in March 2027. The St Regis North Tower and Villa Miami are read line by line with the desk, since remaining inventory decides the date more than any brochure does.
Who should I call about working from one of these?
The desk, with your working pattern stated plainly: how many meeting days, how many visitors, how much silence the work needs. The right building follows from the answers.
