How does a Miami second home run while you are away?

For the owner who will be in residence six or ten weeks a year: the purchase is the easy part. The empty months are the product.

This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.

The short answer

A second home runs while you are away in one of three ways, and the current shelf holds a clean example of each. It can earn: NoMad Residences Wynwood is fully furnished and short-term-rental friendly, so the empty months can be rented under the building's own model. It can be managed: Cassia in Coral Gables is sold turnkey and furnished by RH, with flexible ownership, a minimum three day stay and optional professional management. Or it can be staffed: Four Seasons Coconut Grove runs a Director of Residence with housekeeping, grocery provisioning, butler service and 24 hour on-call repair on an a la carte basis, so the home is held, aired and ready without being let. Buying a Miami condo as a second home answers the purchase; this page answers the year after it, and the right model is decided by what you want the empty months to do.

Model one: it earns while you are gone

NoMad Residences Wynwood. The brand's first residential property anywhere, by Related Group with the Sydell Group: 329 residences from studio to two bedrooms, every one fully furnished and curated, opened in May 2026 and approximately 90 percent sold, with a 24 hour concierge, security and valet, a rooftop restaurant and bar reached by its own elevator, a Casa Tua Cucina food hall, a rooftop pool with sun deck and cabanas, a fitness and wellness centre with an outdoor fitness lawn and a speakeasy, and a library and co-working floor. The office question itself, for the weeks you are in residence and working, is read at working from Miami for the season. The desk's read on the building is that the short-term-rental allowance is the income side of the same purchase: the home is a pied-a-terre that can work when its owner is elsewhere. What it asks of you: your home is a product other people sleep in, furnished to a standard you do not choose at the level of a knife drawer, in Wynwood's gallery district rather than on the water. What it earns is a market question this page does not forecast; the allowance, the furnishing and the staffing are the document facts. The building is read in the NoMad buyer's guide.

Model two: it is managed for you

Cassia, Coral Gables. 174 turnkey residences of one to three bedrooms, 662 to 1,439 square feet, fully finished and furnished by RH, directly across from The Shops at Merrick Park. The ownership model is the point: flexible ownership with a minimum three day stay, optional professional management, assigned parking included, and estimated completion in the first quarter of 2027 with approximately 69 percent sold. The managed model splits the difference between the other two: the home stays yours, the manager carries the arrivals, the cleaning and the calendar, and short stays by you or your guests fit the building's design rather than fighting it. What it asks of you: a smaller, turnkey format, a furnishing package that is the building's rather than yours, and a Gables address whose family scale is limited, the honest read in Cassia Coral Gables: what to know before you buy and in the Cassia buyer's guide.

Model three: it is staffed while you are gone

Four Seasons Private Residences Coconut Grove. 70 homes of about 2,025 to 3,975 square feet, every one with a water view, run under the Four Seasons licence with an appointed Director of Residence. The a la carte list is the absence program: in-residence dining, spa, housekeeping, grocery provisioning, butler service, wellness programs, dog grooming, catering and car wash, with 24 hour on-call emergency repair behind it. Nothing is rented and nobody sleeps in your bed; the home waits, serviced, and is provisioned before you land. What it asks of you: the carrying cost of an empty, staffed home, and a full-scale residence bought for part-time use. For the household that later makes it the primary home, can a Miami second home become your primary residence later is the companion read, and the building is set out in the Four Seasons buyer's guide.

What each model costs you in control

The three models trade the same currency: control against carrying cost. The rental model gives the building and its guests the most say over your home and asks the least of your wallet while you are away. The managed model keeps the home yours and rents your time back at the price of the manager's rules and the building's format. The staffed model keeps everything yours, including the bills, and buys the one thing the other two cannot: arrival at a home that has been held exactly as you left it. The downsizing version of the same decision, for the household moving the other way, is downsizing from a house to a new Miami condo. Current releases for all three are read with the buyer; the model, not the figure, is what has to be chosen first.

Common Questions

Questions buyers ask

Can I rent out my Miami second home when I am away?
At NoMad Wynwood, the building is designed and sold as short-term-rental friendly. Elsewhere it depends on the building's own rental rules, which range from flexible, as at Cassia, to restrictive. The rules are read before contract, never assumed.
What does turnkey actually mean at Cassia?
The residence is delivered fully finished and furnished by RH, ready to occupy, with optional professional management for owners who come and go. Flexible ownership carries a minimum three day stay.
Who checks the home while I am away at Four Seasons?
The building's own staff, under a Director of Residence, with a la carte housekeeping and provisioning and 24 hour on-call emergency repair. The home is held by the building, not by a watcher you hire yourself.
Which model is cheapest to carry?
The rental model offsets the most cost, by design. The staffed model offsets none. The honest comparison is not the fee but the whole year: assessments, insurance, management or rental splits, and the value you put on the home being only yours.
Can a second home be rented for a whole season instead?
Longer rentals are a separate question under each building's rules, usually easier than nightly rental and sometimes the only kind allowed. The rental rules page for any building is a documents read the desk does before contract.
Does renting affect my insurance or taxes?
It can affect both, and the shape of the answer depends on your structure and your pattern of use. Those are questions for your insurer and your tax adviser, taken before the first rental, not after.
What if I later move in full time?
Many do. The question of what changes when a second home becomes the primary residence, including the domicile and homestead side, is answered on its own page in the questions hub.
Which buildings do not allow short stays at all?
Most of the purely residential shelf restricts them, some to a minimum of months. That restriction is also a feature: it is why the staffed buildings stay quiet. The rental rules are part of every building's read.
Is a furnished rental home still my home?
In the ways that matter legally, yes; in the ways that matter at midnight, it is also a small hotel room with your name on the deed. Owners who choose the rental model happily make that trade. Owners who cannot, choose staff.
Who should I call about choosing a model?
The desk, with your calendar stated honestly: how many weeks, in which months, and whether a stranger in your bed is a price or a principle. The building follows from those answers.
