For the seasonal owner who will spend the winter in Palm Beach County and wants to lock the door in spring without a worry until the next season.
This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
For a part-time owner who wants the building to do the most while they are away, Caretta in Juno Beach is built for exactly that, with a published lock-and-leave service list, 95 homes and a 24/7 concierge. In West Palm Beach, Alba Palm Beach is the finished, small choice on the Intracoastal, Olara is the full-service tower, and Banyan Tree Residences adds resort privileges that travel with you. None publishes an entry price.
The same five questions, from the developers' published material.

Caretta, on paper. Its published service list reads like a household staff shared by 95 homes: 24/7 concierge and maintenance, housekeeping, in-home dining, dog walking, car detailing, dry cleaning, a handyman, package assistance, beach setup and named lock-and-leave services. Our own read of the building is a service-density play for the owner who wants to simplify without downsizing. See what Caretta offers.
Olara covers the absent owner through scale: a 24 hour doorman, valet and security, a resident manager and concierge, twelve guest suites and a 24/7 medical concierge by Sollis Health for the weeks you are there. Banyan Tree brings a 24 hour host team trained in its hospitality, and membership of The Sanctuary Club, with priority access and preferred rates at more than 100 Banyan Group properties in more than 20 countries. For an owner who travels the rest of the year, that is a benefit used while the Florida home is closed. See what the Banyan Tree brand does.
Alba is the quiet one: 55 homes, private elevators and limited homes per floor. A small building has fewer staff. Ask what the management does for an absent owner and what you arrange privately.
In every building, get the services in writing, with what is included in the association fee and what is charged per use.
Juno Beach is the simpler season. Caretta sits among restaurants, with Jupiter Inlet and Palm Beach Gardens close, and the developer's service list is aimed at an owner who arrives, unpacks and leaves without managing anything. Palm Beach and the airport are about 25 minutes south.
West Palm Beach is the busier one. Banyan Tree sits downtown near CityPlace, Worth Avenue and Royal Poinciana Plaza. Olara has Currie Park and the NORA District within walking distance, per the developer. Alba and Olara put boats at the door: Alba's dock has no fixed bridges to the Atlantic, and Olara's marina has resident slips, a captained fishing boat and a cruising yacht.
The city fits the part-timer who wants evenings out and the water. The quieter town fits the part-timer who wants to simplify. Our page on Miami vs Palm Beach for a second home widens the choice to the whole coast.
The months you are away include hurricane season. Ask each building three things: the storm plan for an owner who is not in town, who secures the terrace furniture, and how the staff report on the home afterward. Banyan Tree lists floor-to-ceiling impact glass; ask the others for their window and door specification in writing.
Then price the empty months. The association fee, insurance and property taxes run all year. A second home does not qualify for homestead, so its assessed value can rise faster than a primary home's. Our pages on what it costs to own a condo each year, condo insurance and owning from a distance set out the lines.
Caretta suits the seasonal owner who wants the building to run the household. You give up a published delivery date and a published bedroom mix, both still to be confirmed with the developer.
Alba suits the seasonal owner who wants to arrive this winter, to a finished home on the water with a slip outside. You give up staff depth and choice: 55 homes, the last of them left.
Olara suits the seasonal owner who wants a doorman, a marina and a service program at scale. You give up quiet; 275 homes is a busy building in season.
Banyan Tree suits the seasonal owner who travels the other months and wants the brand's resorts to come with the home. You give up a published date.
See where Caretta sits, what Alba offers, what Olara offers and Banyan Tree or Olara. Our page on buying a condo as a second home covers the wider decision. A household moving here for good should read relocating from New York to West Palm Beach. The desk sets the four service lists side by side, with what each fee covers and what each storm plan says, before you visit; our note on who to call when buying in West Palm Beach explains how.

Received. A note from the desk is on its way. If it has not arrived within a few minutes, please check your spam folder and mark it as not spam, so we can reach you.
We hold no listings and we are not the developer. Contact the desk at Miami Dossier and we will tell you what applies to your situation, what does not, and where we would not proceed. Where a question is legal, tax or structuring, we introduce you to advisers who handle that properly rather than answering it ourselves.
The Miami Dossier team works for the buyer, not the developer. Every agent on Samuel Strauch’s team represents buyers in Miami pre-construction.
