For the buyer who has always said "Palm Beach" and now wants a brand-new condo, and is deciding whether the island address or the new building matters more.
This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
If you want a new condo from the buildings we cover, the choice is West Palm Beach. Every new building on our file in this market sits on the mainland, facing Palm Beach Island across the Intracoastal: South Flagler House, Alba Palm Beach, Olara, Banyan Tree Residences and Edgeworth. The island is the address; the mainland is where every new building on our file is going up. The trade is simple: a resale home on the island, or a new one looking at it.
The same five questions, from the developers' published material. None of the five publishes an entry price; pricing is released on request.

Close enough to see, and for most, to reach in minutes. South Flagler House faces the island and Worth Avenue across the water; our own read of it is the building for a buyer who wants the architecture to look permanent, with Worth Avenue in view. Alba looks straight east at Palm Beach Island from its stretch of North Flagler Drive. Banyan Tree sits downtown near Worth Avenue and Royal Poinciana Plaza. Olara gives Worth Avenue as minutes away.
For many buyers, that view is the point. You look at the island every morning and live in a new building. Read where South Flagler House sits, where Alba sits, where Olara sits and where Banyan Tree sits for each address in detail.
More than the age of the kitchen. The paperwork, the risks and the timeline all differ.
Buying new from a developer. You read the developer's prospectus and condominium documents, and Florida gives you 15 days after signing and receiving them to cancel, under section 718.503. Your deposits go into escrow, and up to 10 percent of the price must stay there under section 718.202; read the contract on anything above that. You wait for delivery, except at Alba, which is finished. The developer sets the first budget and controls the board until owners take over.
Buying an older home. You read the association's records instead: the budget, the reserves, the board minutes and, for a building of three stories or more past a certain age, the milestone inspection report Florida requires under section 553.899. You close in weeks, not years. You inherit the building's history, good and bad.
Our pages on new construction or resale and the five sections of the condominium documents cover each path in more depth.
South Flagler House, on our reading. It is the only residential high-rise in Palm Beach County designed by Robert A.M. Stern, its manners are classic rather than glass and steel, and its amenity list reads like a private club: a library and card room, two private dining rooms, a wine tasting room with lockers and a full spa. Its Park Residences face the Norton Sculpture Garden.
Alba is closest in scale to a boutique building: 55 homes, limited homes per floor, a private gated entry and private elevators. Olara and Banyan Tree are the opposite, modern towers with large service programs. Edgeworth is a position, not yet a building; the refundable reservation lets a buyer hold a place while the plans arrive. Our note on Edgeworth, reservation or contract explains what that reservation holds.
The island suits the buyer for whom the address is the purchase, who accepts buying resale, with a building's records and history. We hold no new building on the island, so that search sits outside this page.
South Flagler House suits the buyer who wants the island's tone in a new building with a 2027 date. You give up most of the choice in the Park Residences.
Alba suits the buyer who wants a small, finished building facing the island now. You give up choice; only the final homes remain.
Olara suits the buyer who wants a full service tower with a marina. You give up a single delivery date.
Banyan Tree suits the buyer who wants downtown and a wellness brand. You give up a published date.
Edgeworth suits the patient buyer who wants first position on South Flagler Drive. You give up years.

Received. A note from the desk is on its way. If it has not arrived within a few minutes, please check your spam folder and mark it as not spam, so we can reach you.
We hold no listings and we are not the developer. Contact the desk at Miami Dossier and we will tell you what applies to your situation, what does not, and where we would not proceed. Where a question is legal, tax or structuring, we introduce you to advisers who handle that properly rather than answering it ourselves.
