For the New York or Connecticut buyer who wants a Florida winter home and is torn between the island an hour north and the city to the south.
This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
Palm Beach suits the second-home buyer who wants a quieter season, smaller buildings and Palm Beach island across the water. Miami suits the buyer who wants a city that runs all year, a wider choice of new towers and hotel-branded service. On our file, new construction on the Palm Beach side means West Palm Beach's Flagler Drive waterfront, facing the island: Alba Palm Beach is finished now and South Flagler House delivers in March 2027. On the Miami side, the published entry price is From $2,950,000 at 619 Brickell by Nobu and From $14,100,000 at Rivage Bal Harbour.
The choice is less about the city than about how you will use the home: weeks at a time in season, or long weekends all year.
Three buildings from each side, read the same way.

Palm Beach is a season. The town fills in winter and quiets after it, and the West Palm Beach buildings on our file are built for that rhythm: smaller counts, boats, the island a bridge away. For a buyer who comes for January through April and leaves, the Palm Beach side asks less of you.
Miami is a city that does not empty. Brickell works every weekday, Bal Harbour has its shops and beach all year, and Coconut Grove has schools, parks and a marina culture that keeps families there in August. For a buyer who wants to fly down for four days in June as easily as for a month in February, Miami gives more reasons to come.
The Brightline train links the two downtowns, so many owners use both: a home on one side and dinners on the other.
The finished building. Alba Palm Beach was completed in June 2026, so there is no construction period, no deposit schedule running for years and no wait to see the real residence. On the Miami side, every building on this page is still selling off plan or has no published delivery date on our file, which means staged deposits and a purchase agreement you read carefully.
A second home also has carrying costs while you are away: association fees, insurance and the staff who watch it. Our page on what it costs to own a Miami condo each year sets out the lines, and buying a Miami condo as a second home covers rentals and empty months.
Owning a Florida second home does not by itself change where you are taxed. If you might later move here for good, the rules on domicile matter more than the city; our page on whether buying makes you a Florida resident explains the mechanics. Tax questions are for your own adviser.
The Palm Beach side suits the seasonal owner who wants water, a boat and a quieter building. You give up year-round city life and, on our file, any published entry prices; pricing is released on request. Start with our West Palm Beach waterfront comparison, then the Alba, South Flagler House and Olara notes.
The Miami side suits the owner who wants to come often, all year, with branded service waiting. You give up quiet and usually accept a longer wait for delivery. See the 619 Brickell by Nobu dossier, the Rivage dossier and the Four Seasons Coconut Grove facts.
The desk covers both sides of the line. Tell us how many weeks a year you expect to be here, and we lay out the buildings on each side that match, with the current releases, before you book a flight. The West Palm Beach buying guide and our zones index are the maps.

We hold no listings and we are not the developer. Contact the desk at Miami Dossier and we will tell you what applies to your situation, what does not, and where we would not proceed. Where a question is legal, tax or structuring, we introduce you to advisers who handle that properly rather than answering it ourselves.
