For the second-home buyer from the Northeast who wants the Intracoastal in front, Palm Beach island across the water, and a building that matches their calendar.
This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
On our file, four new West Palm Beach buildings sit on the Flagler Drive waterfront, and the best one is the one whose delivery date matches your life. Alba Palm Beach is finished, completed in June 2026, with private boat slips and only final residences left. South Flagler House delivers in March 2027. Olara delivers in phases from late 2026 through 2028 and has its own marina. Edgeworth is the long wait, with closings anticipated in the second quarter of 2030.
None of the four developers publishes an entry price in the material we hold, so pricing on this page is not compared; the desk asks for the current release on each.
Five questions, asked of each building:
Alba Palm Beach. Price point: released on request. Delivery: completed June 2026, immediate occupancy, very limited final developer inventory. Unit mix: 55 residences, two to four bedroom condominiums plus two and three storey townhomes, 1,778 to more than 4,500 square feet. Position: 4714 N. Flagler Drive, on the west bank of the Intracoastal Waterway, with no fixed bridges to the Atlantic and direct east views of Palm Beach Island. Developer: BGI Companies with Blue Road.
Olara. Price point: released on request. Delivery: phased, late 2026 through 2028; construction had reached floor 15 in August 2026. Unit mix: 275 residences of two to four bedrooms plus den across 26 storeys, with twelve guest suites in the building. Position: 1919 N Flagler Drive, overlooking the Intracoastal, with Currie Park and the NORA District walkable per the developer. Developer: Savanna, with dining by Jose Andres Group.
South Flagler House. Price point: released on request. Delivery: topped out November 2025, delivery March 2027, reported on track. Unit mix: two towers on 3.4 acres, 28 storeys; the Park Residences on floors 1 to 3 run one and two bedrooms of about 1,800 to 3,000 square feet, and about 80 percent of them are sold. Position: 1355 South Flagler Drive, facing the Intracoastal, Palm Beach Island and Worth Avenue. Developer: Related Ross, with Robert A.M. Stern Architects.
Edgeworth. Price point: released on request. Delivery: pre-sales launched March 2026, construction starts 2027, closings anticipated in the second quarter of 2030. Unit mix: not yet published. Position: 1155 S Flagler Dr, on the South Flagler Drive waterfront. Developer: Related Ross.
Only Alba Palm Beach. It was completed in June 2026 and the developer offers immediate occupancy, which changes the whole buying process: there is no construction period, no staged deposits across years and no waiting to see the finished building. You walk the actual residence.
The trade-off is choice. The developer describes the remaining inventory as very limited, so you are choosing among what is left rather than the line you might have picked three years ago. For a buyer who wants this winter on the water, that is usually the right trade. Our Alba location note covers the setting, and Alba or Olara sets it against its nearest rival.
Alba and Olara are the two with water access built in. Alba has a private dock with boat-slip access for owners, and its stretch of the Intracoastal has no fixed bridges to the Atlantic, which matters if your boat has height.
Olara goes further on program: a private marina with resident slips, a captained fishing boat and a cruising yacht, alongside an 8,500 square foot indoor and outdoor waterfront restaurant and a dockside oyster bar by Jose Andres Group. Slip allocation, dues and whether a slip transfers with the residence are questions for the documents, not the brochure. See the Olara location note.
The south end of Flagler Drive is the address facing Palm Beach Island and Worth Avenue across the water. South Flagler House is the first and only residential high-rise in Palm Beach County designed by Robert A.M. Stern Architects, with interiors by Pembrooke and Ives, a vanishing-edge pool with Lake Worth Lagoon views, a 25 metre lap pool, indoor pickleball and a full spa. Its Park Residences face the Norton Sculpture Garden.
Edgeworth, from the same developer a short way north on the same drive, is the choice for a buyer who wants that address and is in no hurry. It is taking fully refundable reservations ahead of a 2027 construction start. A refundable reservation is not a contract; our page on documents a pre-construction buyer should request explains the difference. See the South Flagler House note, the Edgeworth note and Olara or South Flagler House.
Banyan Tree Residences, at 400 Hibiscus Street downtown, is moments from the Intracoastal rather than on it, which is why it sits outside the waterfront list. It brings a full spa floor, OMA architecture and Banyan Tree's Sanctuary Club privileges across more than 100 Banyan Group properties. For a buyer who values being near Worth Avenue, CityPlace and Royal Poinciana Plaza over a water frontage, it belongs on the shortlist. See the Banyan Tree note.
Alba suits the buyer who wants to be on the water this season, with a boat. You give up a wide choice of lines.
Olara suits the buyer who wants a full resort program, a marina and medical concierge by Sollis Health, and can wait for a phase. You give up boutique scale: it is the largest building here at 275 residences.
South Flagler House suits the buyer who wants the Palm Beach-facing address and a near date. You give up choice; most of the Park Residences are sold.
Edgeworth suits the patient buyer who wants Related Ross on the south waterfront at the earliest stage. You give up time: more than three years before closings.
Ask each developer for the current release and pricing by line, the deposit schedule in writing, and the association budget. If you are still deciding between this side of the state and Miami, our Miami vs Palm Beach page is the next read, and our West Palm Beach buying guide and zones index cover the wider map. The desk requests the releases, lays the four side by side and walks the finished building at Alba with you.

We hold no listings and we are not the developer. Contact the desk at Miami Dossier and we will tell you what applies to your situation, what does not, and where we would not proceed. Where a question is legal, tax or structuring, we introduce you to advisers who handle that properly rather than answering it ourselves.
