For the Boston household moving its main home south, selling or keeping a house in Massachusetts, and choosing the West Palm Beach building that lets the rest of the move go quietly.
This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
South Flagler House is the building most Boston buyers recognise on sight: Robert A.M. Stern's only residential high-rise in Palm Beach County, two towers on 3.4 acres of South Flagler Drive, delivery March 2027. Alba Palm Beach is the one a household can move into this year, 55 homes completed in June 2026 with final developer inventory left. Olara is the full-service answer, 275 homes with a marina, twelve guest suites and a 24 hour doorman, delivering in phases from late 2026. Banyan Tree Residences is the branded downtown choice without a published date. None publishes a price; the desk quotes all four by line. The Boston part of the move, which is domicile, the Massachusetts house and the people who run the household, is the same whichever building wins.

Relocating from New York to West Palm Beach covers the same buildings for the household coming from Manhattan; the Boston questions differ on the state side.
Three questions for counsel before the Florida contract, as mechanics rather than advice. First, domicile: Massachusetts taxes residents on all income and treats a person as a resident if domiciled there or present more than a set number of days with a permanent place of abode, so a Boston house that is kept has consequences a sold one does not. Second, the estate side: Massachusetts has its own estate tax and Florida has none, which is one of the reasons the move is made and one of the reasons the paperwork has to be clean. Third, the record: a Florida declaration of domicile, the homestead application on the new home, the driver's licence, the voter roll and the day count. Read does buying a Miami condo make you a Florida resident and moving to Miami: the first ninety days, and take the sequence to a lawyer admitted in both states.
A Boston household that ran on a housekeeper, a driver and a handful of vendors arrives in West Palm Beach without any of them. The building decides how much of that it replaces. Olara publishes a 24 hour doorman, valet and security, a resident manager and concierge, twelve guest suites and a medical concierge by Sollis Health. Banyan Tree publishes a dedicated 24 hour host and service team. South Flagler House publishes a porte-cochere and an amenity list that runs from a business centre with private offices to a children's playroom and a teen lounge. Alba publishes a pet spa, a private dining room with a catering kitchen and an EV-ready covered garage. Ask each developer where household staff enter, where a driver waits, how a vendor is registered and whether a housekeeper may hold a key with the front desk. Read household staff and service entry at Olara and at South Flagler House.
The calendar decides more than the brochure. Alba is finished, so the move follows the closing. South Flagler House has a published date, March 2027, which fits a household selling in Boston over the spring. Olara delivers in phases from late 2026 through 2028, so the date depends on the line. Banyan Tree publishes no date. A household that must be out of Massachusetts by a tax date, and in Florida by a school date, should put those two dates next to each building's delivery statement before it falls in love with a view. Read delivery timelines and how they slip and Alba's buyer's guide to deposits, delivery, costs and resale.
Alba publishes a private dock with boat slip access for owners and no fixed bridges between the dock and the Atlantic. Olara publishes a private marina with resident slips, a captained fishing boat and a cruising yacht. South Flagler House faces the water without a published dock. For a household bringing a boat down from Boston Harbor the slip is a question of dimension and title: how long, how deep, whether it is deeded, assigned or licensed, and what it costs each year. Read the waterfront title question at Alba and new Miami condos for a boat owner.
South Flagler House suits the Boston household that wants architecture it recognises, a Worth Avenue view and a date it can plan a sale around. You wait until March 2027 and choose among the lines left. Read is South Flagler House worth it.
Alba suits the household moving this year with a boat, into a finished building of 55. You choose from the developer's final inventory. Read Alba and its neighbours in West Palm Beach.
Olara suits the household that wants the staff list, the guest suites and the marina, and does not mind 275 neighbours. You live through phased delivery. Read the concierge and services at Olara.
Banyan Tree suits the household that wants a brand's service culture downtown and can wait for a date. You buy without a published completion. Read Banyan Tree and its neighbours.
For the papers after closing, read the ownership file for a West Palm Beach condo; for who to call first, who should I call, buying in West Palm Beach. The desk sets the Massachusetts dates against each building's delivery statement before a Boston household books a flight.

We hold no listings and we are not the developer. Contact the desk at Miami Dossier and we will tell you what applies to your situation, what does not, and where we would not proceed. Where a question is legal, tax or structuring, we introduce you to advisers who handle that properly rather than answering it ourselves.
