Relocating from Toronto to West Palm Beach: which building fits?

For the Toronto household, a founder, a partner or a retiring executive, moving all or most of the year to West Palm Beach, paying from Canadian accounts and wanting the paperwork settled before the first winter.

This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.

The short answer

If the move is this winter, Alba Palm Beach is the only finished building on our file: completed June 2026, 55 residences on the Intracoastal with a private dock, and only the developer's final homes left. South Flagler House gives March 2027 and is about 80 percent sold. Olara delivers in phases from late 2026 through 2028 with 275 homes and a marina. Banyan Tree Residences publishes no completion date; Edgeworth takes refundable reservations for closings anticipated in the second quarter of 2030. None of the five publishes an entry price. For a Canadian buyer the building is the easy half. The harder half is the money: where it sits, how it is proved, and how many days a year the household may spend here before counsel in two countries is in the room.

How do the five compare?

The same five questions, from the developers' published material only.

Position: 1355 South Flagler Drive facing the Intracoastal, Palm Beach island and Worth Avenue. Operator or brand: none; Related Ross; Robert A.M. Stern Architects, Pembrooke and Ives.

Olara. Price point: released on request. Delivery: construction at floor 15 as of August 2026, phased delivery late 2026 through 2028. Unit mix: 275 residences of two to four bedrooms plus den across 26 storeys, two assigned parking spaces per home, twelve guest suites. What does Toronto already know, and what changes?

Toronto money knows condominiums: pre-construction, staged deposits, occupancy before registration, a tower that takes five years. What changes is the law under the tower. Florida's condominium statute, chapter 718, governs the documents, the deposits and the association; the escrow rules, the fifteen day cancellation right on a developer sale and the reserve rules are Florida's, and they do not map onto Ontario's. Read the condominium documents in five sections and where your deposit actually sits before assuming the Toronto pattern holds.

The second change is the coast: a hurricane season from June to November, and the owner's insurance as the first new line in the budget. Read climate, insurance and the Miami buyer; the same questions apply in Palm Beach County. The third is the dollar: every deposit and the closing are in US dollars, on the household's own exchange timing.

What does a Canadian buyer's money have to prove?

Three things, at three desks. The US title company asks where the funds come from and expects a trail from a Canadian account to the escrow: statements, a sale or a pay record, and a wire that matches the contract. Read source of funds documentation and why international wires get held. A US bank account makes the closing and the first year's bills simpler; what a bank asks is on what a US bank asks a foreign buyer. If any part of the price is borrowed, a Canadian without a US credit file is a foreign national borrower; read foreign national financing and buying without US credit history. Buying a Miami condo from Canada puts the sequence in one place, and cash or mortgage for Miami pre-construction says what each route changes in the contract.

How many days, and whose taxes?

A Toronto household that keeps its Canadian home and winters here, and one that moves for good, are different files. The United States counts days of presence toward tax residency; Canada asks whether residential ties were severed; a Florida homestead exemption attaches only to a permanent residence. Each is a set of facts with a date, and the three do not line up on their own. Counsel on both sides reads which country the household is resident in each year, what a day in Florida counts for, and which home is the homestead. Read does buying a Miami condo make you a Florida resident and can a foreigner buy property in the United States for the mechanics.

The name on the deed is the other question. Personal, trust or company each answers differently in two tax systems; read LLC, trust or personal name and estate tax exposure for non-resident owners, then ask counsel before the reservation, because changing the buyer after contract may carry an assignment fee.

Which one can you move into, and when?

Alba now, as a finished condominium; read from offer to recording on a finished West Palm Beach condo. South Flagler House in March 2027 if the stated date holds. Olara by phase; ask which phase your line belongs to. Banyan Tree without a date, on a developer deposit schedule of May 2026. Edgeworth in 2030, on a fully refundable reservation while the Toronto house sells at its own pace. Read which new West Palm Beach condo you can move into first and Edgeworth: reservation vs contract.

Who each one suits, and what you give up

Alba suits the household moving this winter, with a boat or the idea of one, and 55 neighbours rather than 275. You give up choice; the developer's last homes are what is left. Read Alba: is it worth it.

South Flagler House suits the household that wants architecture that reads as permanent, one date, and Worth Avenue across the water. You give up a year and the deepest service list. Read South Flagler House: is it worth it.

Olara suits the household that wants a building run on staff, a marina and a medical concierge, and can wait for its phase. You give up intimacy and carry a resort's budget. Read Olara: is it worth it.

Banyan Tree suits the household that wants a branded wellness building downtown and the resort privileges that travel. You give up a date. Read Banyan Tree: is it worth it.

Edgeworth suits the household in no hurry, holding a refundable place on the next Related Ross tower. You give up a plan, a price and a date you can verify today. Read where Edgeworth sits.

Relocating from New York to West Palm Beach runs the same choice from a state with an income tax; who to call when buying in West Palm Beach is the first step. The desk reads the five delivery statements and deposit schedules with the household and puts the cross-border questions in writing for counsel.

What the desk holds on West Palm Beach

Contact the desk at Miami Dossier for the current plans, pricing and availability as the developer releases them, discussed one to one.

The plans by line, and which lines are left. The developer’s current release, not the brochure’s.
The deposit schedule. Proportions, trigger dates, and where the money sits.
What the sales gallery will not volunteer. The view lines that close, the floors that trade first, the association budget.
Where we would not proceed. Sometimes the answer is a different building. Sometimes it is not yet.

Common Questions

Questions buyers ask

Can a Canadian buy a condo in West Palm Beach?
Yes. There is no citizenship requirement to own Florida real estate. The questions are the money trail at the title company, the US bank account, the name on the deed and the tax residency in each country, all of which counsel settles before contract.
Which West Palm Beach condo can a Toronto household move into this winter?
Alba Palm Beach, completed June 2026 with immediate occupancy and only the developer's final homes left. The other four on our file deliver from late 2026 through 2030 or publish no date.
Does a Canadian buyer need a US bank account?
Not to own, but it makes the closing wire, the association dues and the utilities simpler. Ask a US bank what a non-resident needs to open one; the list is on our page about what a US bank asks a foreign buyer.
Can a Canadian get a mortgage on a West Palm Beach condo?
Some lenders lend to foreign nationals without a US credit file, with larger down payments and more documents. Read our page on foreign national financing, and ask the developer what a financed buyer's contract requires.
How many days can a Canadian spend in Florida?
The United States counts days of presence toward tax residency and Canada asks whether ties were severed; neither test is the same as a visa stamp. Counsel on both sides reads the household's year before it is lived.
Should a Canadian buy in a personal name, a trust or a company?
Each answers differently in two tax systems, including on death. It is counsel's question, settled before the reservation, because the developer may charge a fee to change the buyer after contract.
Are deposits in US dollars?
Yes. Every deposit and the closing are in US dollars, held in the developer's escrow on a schedule each developer sets. The exchange timing is the household's; ask the escrow agent what currency it accepts.
Which West Palm Beach building has a marina?
Olara publishes a private marina with resident slips; Alba publishes a private dock with boat slip access and no fixed bridges to the Atlantic. Ask how a slip is owned or rented at each.
Does Florida's cancellation right apply to a Canadian buyer?
Yes. On a developer sale the buyer may cancel within fifteen days of signing or of receiving the condominium documents, whichever is later. The right follows the contract, not the buyer's passport.
Who should a Toronto household call about West Palm Beach?
A cross-border tax adviser and a Florida real estate lawyer for residency, title and the entity, and the desk for the plans by line, the delivery statements and the deposit schedules across these buildings.
