For the owner of a house in Palm Beach Gardens, Jupiter or the island who is moving into a condominium for the first time and wants to know what the building takes off their hands, what it adds, and which of four new ones does it best.
This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
Caretta in Juno Beach is the building written for this buyer: 95 full service homes with 24/7 concierge and maintenance, housekeeping, a handyman, car detailing, beach setup and lock-and-leave services published, 15 minutes from Palm Beach Gardens and 10 from Jupiter Inlet, with no published delivery date, unit mix or price. In West Palm Beach the three that answer are Alba Palm Beach, 55 finished homes with private elevators, a gated entry and a dock, immediate occupancy; South Flagler House, two Robert A.M. Stern towers delivering March 2027 with private gardens on the first floor; and Olara, 275 homes with the largest staff and amenity program of the four, delivering in phases from late 2026. The house owner's question is not the view. It is which chores the building takes, which rules it adds, how quiet the floor is, and where the garage's contents go.

Read what are the amenities at Caretta, at Alba, at South Flagler House and at Olara.
A house owner pays a pool company, a landscaper, a roofer and an alarm firm one at a time; a condominium owner pays one assessment and the association pays them. What the assessment buys is in the developer's estimated budget, line by line, and the four buildings put different things in it. Caretta publishes maintenance and a handyman as services, which is the house owner's list; whether housekeeping and car detailing sit in the budget or on a menu is the budget's answer. Olara publishes a resident manager, which is the person the house never had. Alba and South Flagler House publish the staff by function and the amenities by room. What the building adds is rules: the declaration decides the floor you may lay, the hours a contractor may work, the dog's weight, the guest's stay and the lease's minimum. Read how to read the developer's estimated budget, how to read the amenity rules before buying, new condos that live like a house and house or condo in Miami.
The question a house owner never had to ask. Alba publishes limited residences per floor with private elevators and vestibules, which is the fewest doors on a landing of the four. South Flagler House's first floor homes have private gardens and face the Norton Sculpture Garden rather than a corridor. Olara's 275 homes across 26 storeys put more neighbours on each floor, with the resort below rather than beside. Caretta publishes no floor plate. For each, the plan shows how many homes share the landing, where the elevator and the trash room sit against your walls, and which rooms sit above the pool deck or the restaurant. Read reading the floor plan at South Flagler House, beyond the floor plan at Alba and beyond the floor plan at Olara.
A house in Palm Beach Gardens had a three car garage, a wine fridge and a shed; a condominium has assigned spaces, a storage cage if the declaration grants one, and a wine locker if the building built one. Olara publishes two assigned full sized spaces with EV capability per home. Alba publishes an EV-ready covered garage. South Flagler House publishes a wine tasting room with lockers and a private porte-cochere. Caretta publishes car detailing and package assistance, and no garage detail. The question for each is whether a space or a storage room is deeded to the home, assigned by the association or leased year to year, because only the first passes with the deed. Read parking, EV charging and storage at Olara, at Alba, at South Flagler House and at Caretta.
Caretta suits the owner who is simplifying near home, wants Juno Beach's restaurants on foot and a service list that reads like the staff they are letting go. You give up a published price, mix and date, and the water at the door. Read the Caretta dossier.
Alba suits the owner who wants the fewest neighbours on the landing, a boat where the car used to be and the keys this month. You give up choice; the remaining homes are the developer's last. Read the Alba dossier.
South Flagler House suits the owner who wants a garden on the ground and a Stern building around it, with March 2027 as the date. You give up the upper floors to the towers and buy into a building 80 percent sold. Read the South Flagler House dossier.
Olara suits the owner who wants the building to do everything a house staff did and more, with a resident manager and a marina. You give up quiet floors and take a resort's assessment. Read the Olara dossier.
Living part-time in West Palm Beach or Juno Beach runs the same two places for the seasonal owner, and who should I call about buying in West Palm Beach names the people. The desk reads the budget, the rules and the floor plate with the owner before the reservation.
