Downtown, Design District or Wynwood: which is ready first?

For the buyer who needs keys on a date, not a rendering, and wants to know which of these six buildings publishes one.

This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.

The short answer

NoMad Residences Wynwood, From $815,900, is the only one of the six a buyer can live in now: it opened in May 2026, is approximately 90 percent sold, and the developer's list of 7 August 2026 shows nine homes left. Faena Residences Miami is the only other building that publishes a completion, approximately 2028 and 2029 per the project index. Waldorf Astoria Residences Miami, From $3,300,000, Delano Residences, From $760,000, Kempinski Residences Miami Design District, From $3,700,000, and Fouquet's Miami publish no delivery date in the material on our file, so for those four the buyer reads the contract's outside date, the deposit schedule and the construction milestones instead. A buyer with a moving date reads NoMad or rents; a buyer with a deposit and patience reads the other five on their paperwork.

How do the six compare?

Five axes, from the developers' published material only, with the delivery line first because it is the question.

Unit mix: 143 residences of one to four bedrooms, 25 storeys. Position: 39 NE 39th Street, the Design District. Operator or brand: Fouquet's, operating the hotel.

What does a buyer read when there is no date?

Three things in the documents and one on the site. The outside date in the purchase agreement, which is the day after which the buyer may walk away with the deposit, and the extensions the developer may claim before it; the deposit schedule, whose milestones at Fouquet's are named as contract, groundbreaking and top off, so the schedule is a calendar in disguise; and the estimated completion the offering documents state, which is an estimate. On the site, the stage: whether the ground is open, whether the tower has topped off, whether the glass is on. Faena's materials put the completion at approximately 2028 and 2029; the other four say nothing on our file, which is not the same as saying nothing in the contract. Read which dates in a Miami pre-construction contract can you not miss, the pre-construction deposit schedule explained, delivery date and delays at Fouquet's and delivery date and delays at Waldorf Astoria.

What does a finished building change in the paperwork?

Almost everything about the risk, and one thing about the price. At NoMad the home exists, so the buyer walks the actual residence rather than a model, the association is already running on a real budget rather than an estimate, the building is open, and the closing follows the contract in weeks rather than years. The deposit is not held through construction because there is no construction. What the buyer loses is the developer's early pricing and the choice of line: nine homes of 528 to 931 square feet are what remain, and the price list is the developer's current one, not the launch one. A pre-construction contract is the mirror image: choice, time and an estimate, with the deposit in escrow under the statute until closing. Read pre-construction or nearly finished: which Miami condo, what a new Miami condo requires before you can move in, where your deposit actually sits and the first year of ownership at NoMad.

Does a hotel in the building change the date?

It changes what "ready" means. Waldorf Astoria, Delano and Fouquet's each carry a hotel in the tower, and a hotel opens on its own schedule: the residences may close before the restaurants and the spa are running, or after, and the shared facilities agreement says which spaces residents use and from when. Kempinski has a brand and no hotel, so its amenity bridge and Sunrise Café open as the building's own. NoMad publishes a rooftop restaurant in a building that opened in May 2026. The buyer who is counting on the hotel's services from the first week asks the sales team which parts of the building open with the homes and which later, and reads the answer in the agreement rather than the brochure. Read resort residence or condominium residence: which are you buying, hotel guests and resident spaces at Delano and what the brand does at Faena.

Who each suits, and what you give up

NoMad suits the buyer with a moving date, a budget From $815,900 and no need for a large plan. You give up choice, with nine homes left, and the quiet of a building that does not allow short-term rental. Read the NoMad buyer's guide.

Faena suits the buyer who can wait until 2028 or 2029 for the river and wants a published completion to plan around. You give up a price on paper. Read the Faena buyer's guide.

Waldorf Astoria, Delano, Kempinski and Fouquet's suit the buyer who is choosing a building first and a date second, and will read the outside date and the deposit schedule as the calendar. You give up a date on paper. Read the Waldorf Astoria dossier, the Delano dossier, the Kempinski dossier, the Fouquet's guide, the Downtown Miami zone page and the Design District zone page.

The desk reads the outside date, the deposit schedule and the stage of the site with the buyer before the reservation.

Common Questions

Questions buyers ask

Which of these condos can I move into now?
NoMad Residences Wynwood, which opened in May 2026. The developer's list of 7 August 2026 shows nine homes left of 329, with the building approximately 90 percent sold.
Which buildings publish a delivery date?
Faena Residences, approximately 2028 and 2029. Waldorf Astoria, Delano, Kempinski and Fouquet's carry no date in the material on our file.
What do I read if the developer publishes no date?
The outside date and extensions in the purchase agreement, the deposit schedule's milestones, the estimated completion in the offering documents, and the stage of the site.
What is the outside date?
The contract date after which a buyer may walk away with the deposit if the home is not delivered, subject to the extensions the developer may claim. Counsel reads it.
Does the deposit schedule tell me the calendar?
Partly. Fouquet's publishes deposits at contract, groundbreaking and top off, so each payment marks a stage of the building.Read the full answer
Is a finished building safer to buy?
Different. The home and the real budget exist, and closing follows in weeks. The buyer gives up launch pricing and the choice of line.
Does the hotel open with the residences?
Not necessarily. The shared facilities agreement says which spaces residents use and from when; the buyer asks which parts open with the homes.
Which publishes a price?
NoMad From $815,900, Delano From $760,000, Waldorf Astoria From $3,300,000, Kempinski From $3,700,000. Faena and Fouquet's publish no entry price.
Is Faena's 2028 and 2029 a promise?
It is the completion in the project index, an estimate. The contract's outside date is the enforceable line, and the buyer reads both.
Who should I call about a Downtown, Design District or Wynwood condo I can move into?
The sales team for the current inventory and the schedule, a Florida real estate lawyer for the outside date and the escrow terms, and the desk to read the calendar in the documents with you before the reservation.
