Which West Palm Beach condo suits a couple making Florida their domicile?

For the married couple leaving a high tax state and making a West Palm Beach condo their legal home, who need the building to be ready on a calendar the tax year sets, not the developer.

This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.

The short answer

The calendar decides. Florida's homestead exemption and its cap start on the January 1 after the couple lives in the home, with the application filed by March 1, so a building that cannot be occupied by December 31 costs a year. Alba Palm Beach was completed in June 2026 with immediate occupancy and only final developer residences left, the one of the four a couple can live in this year. South Flagler House is topped out and reported on track for March 2027, so its homestead starts in 2028. Olara delivers in phases from late 2026 through 2028, so the phase decides. Edgeworth anticipates closings in the second quarter of 2030, a position rather than a domicile. None of the four publishes a price. The couple's other decisions, whose names go on the deed, the declaration of domicile and the day count, are the same in every building and are made with counsel before the contract.

When does the homestead actually start?

On January 1 of the year after the couple lives in the home as their permanent residence, provided the application reaches the Palm Beach County property appraiser by March 1. The exemption reduces the assessed value; the Save Our Homes cap then limits how much the assessment can rise each year while the homestead stands. Both are lost for a year by a closing that slips from December into January. Alba is the only one of the four that can be lived in before this December 31; South Flagler House's March 2027 delivery puts the first homestead on January 1, 2028; Olara's phases mean the home's own floor decides; Edgeworth's 2030 closings are outside any near calendar. The property tax itself resets to the sale price in the first full year after closing, in every building. Read why property tax resets when you buy a Miami condo, homestead at Alba, homestead at South Flagler House and homestead at Olara.

Whose names go on the deed?

For a married couple the ordinary Florida choice is both names as tenants by the entirety, a form of title the state gives to spouses that carries survivorship and a measure of creditor protection, and that sits comfortably with the homestead. One spouse alone and a revocable trust are the other two; a company is the unusual choice for a home the couple lives in, because the homestead belongs to a natural person's permanent residence. The purchase agreement names the buyers at contract, and a developer's consent is needed to change the name afterwards, so the decision is counsel's and it is made before signing. Read how a married couple takes a Miami condo from offer to recording, LLC, trust or personal name and how to take title at Olara.

What does the domicile file hold besides the deed?

A Florida declaration of domicile recorded with the clerk, Florida driver's licences, voter registration, the homestead application, the car registrations, and the day count the state being left will ask about. The condo is the anchor, not the proof. A couple arriving from a state with an income tax expects an audit that asks where the doctors and the dogs are, and answers it with records kept from the first week. A building that cannot be occupied until 2027 delays every item by a year. Read does buying a Miami condo make you a Florida resident, moving from New York to Miami: domicile and moving from California to Miami: domicile.

Which checks does a finished building carry that a pre-construction one does not?

Two. An estoppel certificate from the association, which states what is owed on the unit, the current fees, any approved special assessment and any violation on record, and on which the buyer may rely. And a municipal lien search, which reports open permits, code violations and unpaid municipal charges against the property. At Alba both exist today because the building is complete and the association is running. At South Flagler House, Olara and Edgeworth there is no estoppel yet; the couple reads the developer's estimated budget and the declaration instead, and asks when the association will be turned over to the owners. Read what a condo estoppel certificate tells a Miami buyer, what a municipal lien search tells a Miami condo buyer, from offer to recording on a finished West Palm Beach condo and from offer to recording on a West Palm Beach pre-construction condo.

Who each one suits, and what you give up

Alba suits the couple that needs to be in by December, wants 55 homes with private elevators and a dock on the Intracoastal, and will take the developer's last residences as they are. You give up choice: the inventory is final. Read the Alba buyer's guide.

South Flagler House suits the couple that can wait until March 2027 for Stern's architecture and a reported on-track delivery. You give up this year's homestead and most of the stock, with about 80 percent sold. Read the South Flagler House buyer's guide.

Olara suits the couple that wants a full service building with a marina and can match its move to a phase. You give up certainty on the date until the phase is named. Read the Olara buyer's guide.

Edgeworth suits the couple already domiciled elsewhere in Florida that wants a refundable position on the next Related Ross waterfront address for 2030. You give up a home to live in for four years. Read reservation against contract at Edgeworth.

Relocating from New York to West Palm Beach and West Palm Beach or Palm Beach for new construction sit on either side of this page. The desk reads the delivery calendar against the tax year with the couple before the reservation.

Common Questions

Questions buyers ask

Which West Palm Beach condo can a couple live in before the end of 2026?
Alba Palm Beach, completed in June 2026 with immediate occupancy and very limited final inventory. Olara's first phase is published as late 2026; South Flagler House delivers in March 2027; Edgeworth in 2030.
When do I file for the Florida homestead exemption?
By March 1 of the year after you live in the home as your permanent residence as of January 1. The exemption and the cap run from that year.
Does buying a West Palm Beach condo make me a Florida resident?
No. Domicile is established by living there and by the record: the declaration of domicile, licences, voter registration and the homestead application. The condo is the anchor.
Should both spouses be on the deed?
Usually both, as tenants by the entirety, which Florida gives married couples with survivorship and creditor protection. One name or a revocable trust are the alternatives; counsel decides before the contract.
Can a revocable trust hold a homestead in Florida?
Yes, where the trust gives the beneficiary the right to live in the home and the papers are filed with the property appraiser. The declaration must also allow a trust to own.
What is an estoppel certificate, and which buildings have one?
A statement from the association of what is owed and any assessment or violation on the unit. Alba's association exists and issues one; the pre-construction buildings have no association running yet.
Does property tax go up when I buy a new condo?
Yes. The assessment resets to the sale price in the first full year after closing, in every building. The homestead and the cap limit increases after that.Read the full answer
What does Edgeworth's refundable reservation commit me to?
The developer publishes a fully refundable reservation deposit, with staged payments tied to construction milestones once a contract is signed. The reservation holds a place.
Can I claim homestead on a condo bought in my company's name?
No. The homestead exemption belongs to a natural person's permanent residence. A company owned home is assessed at full value.
Who should I call about making a West Palm Beach condo my Florida home?
A Florida real estate lawyer and a tax adviser who knows the state you are leaving, and the desk for the delivery calendar read against the tax year and the plans by line.
