For the New York household that is leaving a doorman building for Downtown Miami as a first home, not a winter one, and wants the move settled in one year rather than three.
This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
Waldorf Astoria Residences Miami or Delano Residences if the household wants a tower that runs like the building it is leaving, with a hotel's staff in place of a co-op's; Faena Residences on the Miami River if it is buying the district before the district exists and can wait for a completion the developer puts at approximately 2028 or 2029. Waldorf Astoria publishes ~360 residences across 100 stories under Hilton's management, From $3,300,000; Delano publishes ~421 finished residences above its hotel, From $760,000, with furnished suites in select lines, which is the quickest first year of the three. Neither of the two Downtown supertalls carries a delivery date in the material on our file, so the New York calendar has to bend to the developer's, and the residency question travels with the household until the day New York agrees it has left.

Read Los Angeles to Downtown Miami, Denver to Downtown Miami and Monaco to Downtown Miami for the same three towers read for other households.
The elevator, the desk and the rules it prepares you for. A household that has lived with a doorman, a super and a board already knows that the lobby is shared, that the house rules decide the dog and the renovation, and that the monthly bill funds people. What changes is who those people work for. At Waldorf Astoria and Delano the desk is the hotel's, so the service is deeper than a co-op's and the lobby is busier; the residences keep their own spaces, a private pool deck and an owners lounge at Waldorf Astoria, a Members' Club at Delano, and the buyer reads which elevators go where. The other change is the board. A Florida condominium has no co-op interview and no board veto on the sale from the developer; the association's approval right, where it exists, arrives at the first resale or lease. Read which Downtown Miami condo suits an executive buying a primary residence, does a Miami condo association have to approve you as a buyer and high-floor living in Downtown Miami.
Only Faena publishes a window, and it is the longest: approximately 2028 or 2029. The two Downtown supertalls carry no date in the material on our file, which does not mean they are late; it means the buyer asks the sales team for the current schedule and reads the outside date in the contract rather than a brochure. A household that has sold in New York and needs a Miami address this year reads Delano's furnished suites in select lines and Waldorf Astoria's furnished junior suites as the first-year answer, and reads the delivery clause of whichever contract it signs as the real calendar. Read delivery timelines and how they slip, furnished or unfurnished: which new Miami condo, floor plans and unit mix at Waldorf Astoria and floor plans and unit mix at Delano.
The doctor, the records and the office go to the same three questions the household asked in New York, in a new city. Which physician in Miami takes the household's insurance and when, how the records move from the New York practice, and whether the building's own services reach that far. None of the three developers publishes a medical service, so a tower's "concierge" is a desk that books, not a clinic, and the buyer who wants a doctor on call reads what that phrase means in Miami before counting on it. The office is simpler: Waldorf Astoria publishes a Savant smart home with concierge access, Delano publishes meeting and event rooms, and a den is a line on the plan to be chosen on purpose. Read is a doctor on call condo worth it, moving to Miami: the first ninety days and which Downtown Miami or Design District condo has the best dining for residents.
The residency test. New York can treat a person as a resident for tax purposes on the days spent in the state and a permanent place of abode kept there, so a household that keeps the Manhattan apartment and spends part of the year in it has a question that does not end at the Florida deed. The Florida side is the homestead: it follows a primary residence, resets the property tax base at purchase, and is claimed on the county's calendar once the owner lives there. Both are mechanics for counsel and an accountant, raised before the contract rather than after the first New York audit letter. Read moving from New York to Miami and changing domicile, does buying a Miami condo make you a Florida resident and why property tax resets when you buy a Miami condo.
Waldorf Astoria suits the household that wants a name it already knows under a 100 story Downtown home, From $3,300,000, with spaces the hotel does not share. You give up a published date and the lobby to guests. Read the Waldorf Astoria dossier.
Delano suits the household that needs a finished home soonest and the lowest entry, From $760,000, with a furnished line available and a hotel's hours below. You give up size in the released collection and privacy at the door. Read the Delano dossier.
Faena suits the buyer who wants the river and the brand's first residential address in Miami, and can wait to approximately 2028 or 2029. You give up a price on paper, a count on paper and the next two years. Read the Faena Residences buyer's guide and where Faena Residences is, and is it on the water.
The Downtown Miami zone page maps the three, and Downtown Miami or Brickell for a full-time city life reads the district against its neighbour. The desk reads the current release, the delivery clause and the residency calendar with the buyer before the reservation.
