For the household that built a business or a practice in Denver, works from home most days, and is moving the principal residence to a Downtown Miami tower without losing the office that travels with it.
This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
Waldorf Astoria Residences Miami is the Downtown tower for the household that wants a hotel name, 1 to 4 bedroom homes and a 100 story building with water on three sides, From $3,300,000. Delano Residences is the lower entry, From $760,000, with ~421 fully finished residences across ~90 stories at Fourth and Biscayne and a hotel below. Faena Residences Miami is the Miami River address, 1 to 4 bedrooms plus River Lofts, with completion put at approximately 2028 to 2029 and no published price. None of the three publishes a delivery date a buyer can hold the developer to on our file, so a Denver household picks the building first and reads the outside date in the purchase agreement second. Colorado has a state income tax; Florida does not. That is the one line in the move that counsel, not the sales gallery, confirms.

Denver money is used to new towers, dry air, and a mountain an hour away. Downtown Miami shares the towers. Everything else changes. The air is wet, the storms come from the sea, and the mountain is replaced by a bay that the Waldorf Astoria and Delano towers face on three sides.
The first new line in the budget is insurance for a coast with a hurricane season, June to November. Read climate, insurance and the Miami buyer and Miami condo insurance before the first tour. The second is the condominium itself: every tower here has an association, with a budget, a declaration and rules on leasing, guests and pets. Start with the condominium documents in five sections and what it costs to own a condo in Miami each year.
The third is the empty month. A Miami tower runs on humidity control, and a home left closed is a different question here than in a dry city; living part-time in Downtown Miami covers what each of these three offers an owner who travels.
A household that works from home asks three things of a tower: a room that can be an office, a building that stays up when the grid does not, and a plan where a call does not share a wall with a bedroom. Waldorf Astoria's 1 to 4 bedrooms and Faena's 1 to 4 bedrooms plus River Lofts give a household a room to spare; Delano's released collection runs studio to 3 bedrooms, with larger lines expected later, so the office question there is which release. Ask for the plans by line and read each room's depth against the glass; how to read a Miami floor plan says what to measure.
None of the three publishes a generator standard or a telecom specification on our file. Ask what the emergency power covers, life safety only or the residences, which carriers wire the tower, and whether a second line into the home is possible. Read generator and resilience at Waldorf Astoria and at Delano, and acoustic privacy at Faena for the wall question.
None of the three publishes a delivery date on our file. Delano and Waldorf Astoria are selling; Faena's project index puts completion at approximately 2028 to 2029. A household that needs a Downtown address sooner leases now and closes later, and the question to settle is the outside date in each purchase agreement and what extends it. Read delivery timelines and how they slip and the delivery question at Faena.
Deposits are staged on each developer's own schedule, which none of the three publishes on our file. Read the pre-construction deposit schedule explained and where your deposit actually sits before the reservation.
Colorado taxes income; Florida does not. The saving is real only if the domicile moves with the household, and domicile is a set of facts, not a closing. Florida's homestead exemption and its assessment cap attach only to a permanent residence, and claiming them is a filing with a date. Read does buying a Miami condo make you a Florida resident for the mechanics, then put the question to counsel in both states.
If the purchase follows a company sale, the money arrives with its own paperwork: the title company's source of funds questions, the wire, and the name on the deed. Read buying a Miami condo after selling a business, source of funds documentation and LLC, trust or personal name. A tower with a hotel adds the licence and the shared facilities agreement; read what a brand actually does in a Miami branded residence.
Waldorf Astoria suits the household that wants the name, the height, a 1 to 4 bedroom home with a room for the office, and Hilton running the building. You buy at the highest published Downtown entry on this page and without a published date. Read the Waldorf Astoria dossier.
Delano suits the household that wants the lowest entry, a finished and furnished home it can land in, and a hotel below with an observation deck above. You share a ~90 story tower with ~421 residences and hotel guests, and the larger lines are in releases not yet published. Read the Delano dossier and Waldorf Astoria vs Delano.
Faena suits the household that wants the river rather than the bay, the Faena name, and time, with completion put at 2028 to 2029. You give up a price you can read today and most of the detail, because the filed materials are thin. Read where Faena sits and whether it is on the water.
The Downtown Miami zone page maps the three; relocating from Los Angeles to Downtown Miami runs the same move from another state with an income tax. The desk reads the plans by line, the outside dates and the deposit schedules with the household before anyone signs.
