For the executive who has moved the job, or the company, to Miami and is buying Downtown as the primary residence, with a spouse's name, a lender and a board calendar to fit around the closing.
This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
Three Downtown buildings answer, and only one of them publishes homes of four bedrooms today. Waldorf Astoria Residences Miami publishes 1 to 4 bedroom residences and furnished junior suites across 100 stories, ~360 homes managed by Hilton, From $3,300,000. Delano Residences & Hotel Miami publishes studios through 3 bedrooms in its released collection, ~421 finished homes across ~90 stories, From $760,000, with larger residences expected in later releases. Faena Residences Miami on the Miami River publishes one to four bedrooms plus River Lofts, delivery about 2028 or 2029, and no price. None publishes a delivery date for the two Biscayne towers in the material on our file. The executive's choice is less about the brand than about four documents: the deed, the homestead declaration, the insurance policy and the purchase agreement's closing calendar. The building decides the first two only by what it allows.

An executive buying a primary residence has three ordinary choices and each has a consequence. Two spouses on the deed as tenants by the entirety, which Florida gives married couples and which carries creditor protection and survivorship; one spouse alone; or a revocable trust, which keeps the home out of probate and can still carry the homestead. A company is the unusual choice for a home the family lives in, because the homestead and the entity do not sit easily together. The purchase agreement names the buyer at contract, and changing the name before closing is an assignment the developer must allow. Read LLC, trust or personal name, how a married couple takes a Miami condo from offer to recording and how to take title at Waldorf Astoria. The choice is counsel's; the building's part is whether its declaration allows a trust or an entity to own, and all three are asked that question in writing.
On January 1 of the year after the executive lives in the home, if the declaration is filed with the Miami-Dade property appraiser by March 1. That matters here because none of the three has a date in the material on our file, and a home that delivers in late December starts its homestead a year earlier than one that delivers in early January. The property tax resets to the sale price in the first full year; the Save Our Homes cap holds increases after that while the homestead stands. A furnished junior suite at Waldorf Astoria or a furnished suite line at Delano is still a homestead if the family lives in it. Read homestead at Waldorf Astoria, homestead at Delano, homestead at Faena and why property tax resets when you buy a Miami condo.
Service in the morning and traffic in the evening. Waldorf Astoria publishes a private residential pool deck and an owners lounge beside the resort pool, Peacock Alley and a kids club, so the family has rooms the hotel does not. Delano publishes two resort pools, a public observation deck at ~850 feet and a Members' Club, so the family shares more and pays less at the door. Faena publishes the brand and the river and little else on our file. For an executive who leaves at seven and returns at eight, the questions are the resident elevator, the porte cochere on a Friday night, and whether the home's insurance names the association's master policy correctly, with the owner's policy covering the interior, contents and loss assessment. Read which Design District, Wynwood or Downtown condo keeps its amenities for residents, Miami condo insurance and Waldorf Astoria deliveries and arrivals.
Waldorf Astoria's 4 bedroom residences are the only published four bedroom plans Downtown today; Delano's released collection stops at 3 bedrooms, with larger homes expected in later releases; Faena publishes up to four bedrooms with River Lofts, two to three years out. Delano publishes a den line, studio and den, in the released collection. The office question is the plan's: a room that closes, a wall that takes the desk, and the building's internet and cell coverage above the thirtieth floor. Waldorf Astoria suits the executive whose family needs four bedrooms, rooms the hotel does not share and a Hilton-run house. You give up the lower door and take a 100 story tower's assessment. Read the Waldorf Astoria dossier.
Delano suits the executive buying alone or as a couple who wants a finished home at the lowest Downtown entry, From $760,000, with a beach club across the bay. You give up four bedrooms for now and share the tower with a hotel and a public deck. Read the Delano dossier.
Faena suits the executive who can wait until 2028 or 2029 for the river and the Faena name. You give up a published price, a published count and certainty on the file. Read the Faena dossier.
The Downtown Miami zone page maps the three; Downtown Miami or Brickell for a full-time city life runs the same question across the river. The desk reads the deed question, the delivery calendar and the plans by line with the executive before the reservation.
