For the buyer used to a tower in New York, Hong Kong or Dubai, who wants the view from the top and wants to know what height asks in return.
This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
For height, Waldorf Astoria Residences Miami is the answer: a 100 story tower with views over Downtown, Miami Beach and the Atlantic, From $3,300,000. Delano Residences is about 90 stories, From $760,000, but its released collection sits on floors 20 to 47, with the sky pool and a public observation deck far above. Faena Residences on the Miami River publishes no height in the material we hold. Choose on which floors you can actually buy, not on the tower's roofline.
The same five questions, from the developers' published material:
Waldorf Astoria Residences Miami. Price point: From $3,300,000. Delivery: no date in the material on our file. Unit mix: about 360 residences, furnished junior suites and one to four bedroom homes, with hotel guestrooms and suites in the tower. Position: Downtown Miami, 100 stories, with 10 foot floor to ceiling glass and open views of the city, Miami Beach and the Atlantic. Operator: Hilton Worldwide, under the Waldorf Astoria name.
Delano Residences & Hotel Miami. Price point: From $760,000. Delivery: no date on file. Unit mix: about 421 finished residences; the released collection runs from studios to three bedrooms, and the Delano Collection on floors 20 to 47 carries studio, studio and den, one and two bedroom lines, with larger homes expected in later releases. Position: Fourth and Biscayne, about 90 stories, with views of Downtown, Biscayne Bay, Miami Beach and the Atlantic. Operator: Delano under licence, with Ennismore and Accor.
Faena Residences Miami. Price point: no published entry price; pricing on request. Delivery: completion about 2028 or 2029, per the project index. Unit mix: one to four bedrooms plus River Lofts, with one bedroom interiors from 711 square feet per the June 2026 availability sheet. Position: the Faena District on the Miami River; the tower's height is not in the filed materials. Operator: Faena, with KAR Properties and Fortune International Group.
This is the question the renderings skip. A tower's height tells you where the roof is. It does not tell you where the homes for sale are.
At Delano, the published release is clear: the Delano Collection runs from floor 20 to floor 47. The sky restaurant and the sky pool sit at about 800 feet and the observation deck at about 850 feet. A buyer who wants Delano's top floors is waiting for a later release that the material we hold does not date.
At Waldorf, the tower holds both hotel and residences. Ask the sales team for the stacking plan: which floors are hotel, which are residences, and which lines are still open on the floors you want. A 100 story building can still sell you a home on a middle floor.
At Faena, ask for the full building section once the broker package is complete. Our Faena note on position and water explains what the river site gives.
The view is the obvious gain. From the upper floors of a supertall in Downtown, the bay, the islands and the ocean line sit in front of the living room, and few sites around a supertall are allowed to rise as high. That is the case for Waldorf's 10 foot glass, though no view is guaranteed.
The costs are less obvious. Elevator time is one: ask how many elevators serve the residential floors, whether they are separate from the hotel's, and what the wait looks like at eight in the morning. Wind is another: ask whether terraces on the upper floors have any use limits in the condominium rules, and what the building does before a storm. Insurance and the association budget are the third: the building's master policy and reserves are paid by every owner, whatever floor they live on. Our pages on Miami condo insurance and what it costs to own a condo in Miami each year explain both.
Usually, yes. Developers price the same line higher as it rises, and the top floors and penthouses carry the largest step. The published From price on each tower is the entry, on the lowest available line, not the price of a high floor.
That makes the entry figure a poor guide for this buyer. At Delano, the From $760,000 figure buys a studio within the released floors. At Waldorf, From $3,300,000 is the door, not the top. Ask each developer for the price of the same line on three floors, so you can see what each step up costs. Our pages on what From price means and what makes a penthouse a penthouse cover the language.
Waldorf Astoria suits the buyer who wants the tallest address in Downtown, wide glass and a hotel's staff on call. You give up a published delivery date, and you share the tower with hotel guests. See the Waldorf penthouses and top floors.
Delano suits the buyer who wants a high-rise home at the lowest published entry in the area, and accepts a middle floor now. You give up the top of the tower for the present release, and you live below a public deck. See the Delano penthouses and top floors.
Faena suits the buyer who wants the river and the Faena name early, and will wait for the detail. You give up height you can verify today and a date before 2028.
