For the buyer moving to Miami to live and work in the city all year, choosing between the two tower districts on either side of the Miami River.
This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
For a full-time city life, Brickell's new towers on our file are the quieter homes: none of the three shares its lobby with a hotel. Downtown's are the more dramatic ones: Waldorf Astoria Residences Miami and Delano Residences & Hotel Miami each put a hotel inside the tower, at 100 and about 90 stories. Choose Brickell for a home that runs only for owners. Choose Downtown for height, a hotel's services under you, and the lowest door price on either side, Delano From $760,000.
The same five questions, put to each building from the developers' published material.
Downtown Miami
Waldorf Astoria Residences Miami. Price point: From $3,300,000. Delivery: no date in the material on our file. Unit mix: about 360 branded residences, furnished junior suites and one to four bedroom homes. Position: 100 stories, with unobstructed views over downtown, Miami Beach and the Atlantic. Operator: Hilton Worldwide manages the property under the Waldorf Astoria name, with hotel rooms in the same tower.
Delano Residences & Hotel Miami. Price point: From $760,000. Delivery: no date on file. Unit mix: about 421 finished residences, studios to three bedrooms in the released collection, with larger homes expected in later releases. Position: Fourth and Biscayne, about 90 stories, with a public observation deck near 850 feet. Operator: Delano under licence, with Ennismore and Accor, and a hotel below the homes.
Faena Residences Miami. Price point: no published entry price; pricing on request. Delivery: about 2028 or 2029, per the project index. Unit mix: one to four bedrooms plus River Lofts, from 711 square feet for a one-bedroom. Position: the Faena District on the Miami River. Operator: Faena, with KAR Properties and Fortune International Group.
Brickell
619 Brickell by Nobu. Price point: From $2,950,000. Delivery: no date on file. Unit mix: about 300 homes over 75 stories, one to five bedrooms, from about 1,160 square feet. Position: on the water at 619 Brickell Avenue. Operator: Nobu, licensed to 13th Floor Investments and Key International.
Cipriani Residences Miami. Price point: From $1,859,900. Delivery: summer 2027, per the developer, after topping off in July 2026. Unit mix: 397 residences, including penthouses with private pools. Position: 1420 South Miami Avenue. Operator: Cipriani runs resident dining, the concierge and staff training.
ORA by Casa Tua. Price point: From $952,900. Delivery: no date on file. Unit mix: studio to four bedrooms, all furnished. Position: 1210 Brickell Avenue, near the Brickell Metrorail and Metromover stations. Operator: Casa Tua, as licensed brand and hospitality operator.
This is the real difference between the two sides for someone who lives here every week of the year.
At Waldorf Astoria and Delano, the hotel is part of the building. That brings restaurants, a spa and staff on site at all hours. Delano adds a Members' Club, a sky pool and sky restaurant near 800 feet, and owner benefits that include Beach Club access at Delano Miami Beach, subject to an annual benefits fee. Waldorf lists Peacock Alley, a signature restaurant, an all day brasserie, a private residential pool deck and a kids club.
It also brings guests. A full-time owner meets them in the elevators the hotel shares, if it shares them, and at the pool deck, if the deck is shared. Ask for the shared facilities agreement and the floor plan of the arrival, then walk it at the hour you would come home from work.
In Brickell, the three towers on our file have a brand, not a hotel. Cipriani runs the dining room for residents only. Nobu runs a resident cafe and a wellness floor. Casa Tua runs the residential service at ORA.
Our page on what the branded residence premium buys explains what a buyer pays for in each model, and the Waldorf against Delano comparison reads the two Downtown towers side by side.
Brickell, on the published ranges. 619 Brickell by Nobu runs to five bedrooms, with Sky Villas and Penthouses above that. Waldorf Astoria stops at four bedrooms, and Delano's released collection stops at three. Faena's range runs to four bedrooms.
A full-time owner often needs a room that a second-home buyer does not: an office. Count it before you count the view.
The entry figures say something too. Delano From $760,000 and ORA From $952,900 buy the smallest homes in each building. Waldorf From $3,300,000 and Nobu From $2,950,000 start higher because their smallest homes are larger or sit in a different product. The desk holds the current lines in each tower with interior square footage, which is the only fair way to compare price across the river.
Cipriani Residences Miami, in Brickell, with summer 2027 given by the developer. Faena's index gives about 2028 or 2029. Waldorf Astoria, Delano, Nobu and ORA have no completion date in the material we hold.
A buyer relocating for a job usually has a start date that does not move. If yours is close, the honest answer is that most of these towers are a second step: rent first, buy for the delivery that matches your plan. Read the outside completion date in each purchase agreement; our note on what happens if a Miami developer delivers late explains the mechanics.
If the move also changes your state of residence, read whether buying a Miami condo makes you a Florida resident. Homestead needs a finished home you live in on January 1.
Downtown suits the full-time owner who likes the energy of a hotel under the home and wants the views only height gives. Delano suits the first purchase, from the lowest door on either side. Waldorf Astoria suits the buyer who wants a Hilton-run building and a 100 story address. Faena suits the buyer who will wait for the river district to be built around them. You give up a residence-only lobby, and with Faena, years.
Brickell suits the full-time owner who wants a building that runs for its owners alone. Nobu suits the family that needs five bedrooms and the water at the door. Cipriani suits the buyer who needs a date. ORA suits the buyer who wants transit at the corner and a furnished home. You give up a hotel's services and, at Cipriani, most of the choice, since the building is largely sold.
The Downtown Miami zone page and the Brickell zone page map both sides. For the towers themselves, see the Waldorf Astoria dossier, the Delano dossier, where Faena sits on the river, the Nobu dossier, Cipriani before you buy and whether ORA is worth it. A buyer weighing a third district should read Downtown Miami or the Design District, and an owner who will spend only part of the year here should read living part-time in Downtown Miami. The desk lays the full-time lines of all six towers side by side, with the shared facilities terms for the two hotel towers, before you visit a gallery. Our note on who to call when buying in Downtown Miami explains how that works.
