For the Spanish family moving from Madrid to Palm Beach County, buying from abroad in euros, who needs a home on a school calendar and a clear list of what to settle before the first wire.
This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
If the family needs keys soon, Alba Palm Beach is the one: finished in June 2026, on the Intracoastal, with only the developer's final homes left. If you can wait a school year, South Flagler House is the safest calendar among the new towers, with delivery reported on track for March 2027 and about 80 percent sold. Olara delivers in phases from late 2026 to 2028. Banyan Tree Residences is the longest wait, with no completion date published. None of the four publishes a price, so every comparison starts with a request for the current list.
The same five questions, from the developers' published material. No West Palm Beach developer on our file publishes an entry price.

Work backward from the first day of school.
Alba is the only one of the four a family can move into now. The trade is choice: the developer's final inventory is very limited, so ask which homes remain before planning around one. See Alba's position on the water.
South Flagler House gives a date in the first half of 2027. A family that rents for the first school year and moves at delivery can plan around it, provided the purchase agreement's outside date is read with counsel. Its amenity list includes a children's playroom, a teen lounge and a sports court. See whether South Flagler House is worth it.
Olara delivers in phases. Ask which phase your home is in, since late 2026 and 2028 are two very different school years. Banyan Tree publishes no date at all.
Several things that are routine in Madrid work differently here.
There is no notary who represents both sides. In Florida, each side has its own advisers, a title company insures the title and handles the closing, and the deed is recorded with the county. A buyer from abroad can usually sign remotely, with documents notarised and apostilled in Spain as the title company requires.
Deposits on a new building are paid in stages and held in escrow, with the balance at closing. The purchase agreement for a developer's home also gives the buyer a 15 day window to cancel after signing or after receiving the required documents, under Florida's condominium statute. Our pages on where your deposit actually sits and the deposit schedule explained cover both.
Money moves in euros and lands in dollars. Every stage carries currency exposure and a source of funds review at the receiving bank. See currency for a European buyer and why international wires get held.
Three questions belong with counsel, not with a sales gallery.
Your right to live here. A purchase gives no right to reside in the United States; that comes through a visa or other status, a separate process. Our page on whether a Miami condo gets you a visa explains why.
Your tax position in both countries. Moving from Spain to Florida changes where you are taxed, and Spain and the United States have their own rules on departure and on property held abroad. Ask a tax adviser in each country before signing. Our page for a Spain resident buying in Miami lists the questions.
How you hold the home. Personal name, a US company or a trust each changes reporting and estate exposure. Decide before signing; see LLC, trust or personal name.
Alba suits the family that must arrive this year and wants the water and a boat at the door. You give up choice, since only the final homes remain.
South Flagler House suits the family that can rent for a year and wants a Stern building with rooms for children and teenagers. You give up an immediate move and most of the inventory.
Olara suits the family that wants the most staff and services, a marina and a medical concierge. You give up a single date, since delivery runs in phases.
Banyan Tree suits the family that travels and wants a brand with resorts in more than 20 countries. You give up a published completion date.
For a family that chooses on the spa and the gym, read the best new West Palm Beach condos for wellness. For the New York version of this move, read relocating from New York to West Palm Beach; for the waterfront ranking, the best waterfront new condos in West Palm Beach. Our Alba neighbours note maps the four. The desk holds the current lists for all four and reads the purchase agreements with you before the first euro moves; our note on who to call when buying in West Palm Beach explains how.
Contact the desk at Miami Dossier for the current plans, pricing and availability as the developer releases them, discussed one to one.
A private report on the Miami market, sent when there is something worth knowing. No noise, no listings, no pressure.
Received. A note from the desk is on its way. If it has not arrived within a few minutes, please check your spam folder and mark it as not spam, so we can reach you.
We hold no listings and we are not the developer. Contact the desk at Miami Dossier and we will tell you what applies to your situation, what does not, and where we would not proceed. Where a question is legal, tax or structuring, we introduce you to advisers who handle that properly rather than answering it ourselves.
The Miami Dossier team works for the buyer, not the developer. Every agent on Samuel Strauch’s team represents buyers in Miami pre-construction.
