For the buyer who trains every morning, books recovery the way others book dinner, and wants the building to carry the routine.
This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
For a spa you live above, Banyan Tree Residences is the strongest program: a full floor of wellness with hammam, cold plunge, cryotherapy and a meditation dome, from a brand built on spas. For training and medical access, Olara leads, with a 13,000 square foot fitness centre by The Wright Fit, a recovery spa run by Arch Amenities and a 24/7 medical concierge by Sollis Health. South Flagler House has the widest everyday list and a March 2027 date. Alba Palm Beach is the only one finished, with a smaller spa.
The same five questions, from the developers' published material. None of these developers publishes an entry price.

Banyan Tree, on the published lists. A full floor is given to wellness and spa: a reflection and meditation garden, treatment rooms, rainforest showers, a hammam, steam, sauna, soaking baths, cold plunge, cryotherapy, a meditation dome and an ice fountain. A juice bar sits elsewhere in the program. Owners also join The Sanctuary Club, with priority access and preferred rates at more than 100 Banyan Group properties, which matters to a buyer who keeps the routine while travelling. See what the Banyan Tree brand does.
South Flagler House comes close on recovery: a full spa with treatment rooms, a salon, vitality pools, ice plunges, steam and saunas, plus a 25 metre lap pool. See the South Flagler House amenities.
Alba's spa is smaller: sauna, steam and a treatment room, with Technogym fitness and yoga and Pilates space. See the Alba amenities.
Olara. Its fitness centre is 13,000 square feet indoors and out, designed by The Wright Fit. Recovery is a separate spa managed by Arch Amenities. Sollis Health provides a 24/7 medical concierge. The building is also pursuing WELL Gold, a standard that looks at air, water and light inside the building. Pursuing a certification is not the same as receiving it, so ask for the status at delivery. See what makes Olara different and the Olara amenities.
South Flagler House answers with variety rather than depth: a fitness centre with Pilates and yoga studios, indoor pickleball, a sports court and a golf simulator.
For a buyer weighing whether a doctor on call is worth its cost, our page on the doctor-on-call condo sets out what such a service usually covers and what it does not. Our clinical wellness amenity tier ranks the Miami programs on the same scale.
Every pool, plunge and treatment room is paid for through the association budget, whether you use it or not. A large program is a monthly line as well as a feature.
Three questions sort the cost. Which services are included in the fee, and which are charged per visit? Who runs the spa and fitness spaces: the association's staff, a named operator such as Arch Amenities, or the brand? And what happens to the contract if the association later changes operator? Ask for the proposed budget and the operator agreements before signing. Our page on Miami HOA fees explains how to read the lines.
Banyan Tree suits the buyer for whom the spa is the reason to buy, and who travels to other Banyan Tree resorts. You give up a delivery date and a waterfront site.
Olara suits the buyer who trains hard and wants medical access in the building, with a marina and a restaurant by José Andrés Group downstairs. You give up a small building, since 275 homes share the program, and a single date.
South Flagler House suits the buyer who wants a broad daily program, from lap pool to pickleball, and a firm date in 2027. You give up most of the inventory, with about 80 percent sold.
Alba suits the buyer who wants a finished home on the water now, with a smaller spa and two pools. You give up depth in the wellness program and choice of home.

We hold no listings and we are not the developer. Contact the desk at Miami Dossier and we will tell you what applies to your situation, what does not, and where we would not proceed. Where a question is legal, tax or structuring, we introduce you to advisers who handle that properly rather than answering it ourselves.
