Coral Gables or Brickell: which better supports a full-time life?

For the buyer moving to Miami for good, not for a season, who wants to know whether the new building in Coral Gables or one of the Brickell towers is built for a resident who is home on a Tuesday in August.

This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.

What does a three day minimum mean for a full-time resident?

Cassia publishes flexible ownership with a minimum three day stay and optional professional management, which is the developer saying the building is designed to let owners come and go, and to let the home earn when they are away. For a full-time resident that cuts both ways. The upside is a building that is always staffed for arrivals and a pool of neighbours who are rarely there to use the pool. The downside is that the neighbour may change every week, the lobby works like a reception, and the budget and insurance are shaped for that use. A resident reads four documents before deciding whether that is a home: the declaration's use clause, which says what a three day stay is in legal terms; the rental program agreement if the owner joins it; the municipal rule on short stays as it stands when the building opens, which is what allows the model to run; and the estimated budget, which shows what the reception costs. Read inside Cassia's ownership model, can you rent out a new condo in Coconut Grove or Coral Gables and Miami short-term rental rules.

Where is the car, the walk and the train?

Cassia publishes assigned parking included and a position directly across from The Shops at Merrick Park, which is the one address here where the developer sells a shopping district at the door. ORA publishes the Metrorail and Metromover Brickell stations nearby, the only rail on this list. Cipriani publishes a house limousine within a three-mile radius and EV charging. Nobu publishes a waterfront position and no transport. A full-time resident drives these four at the hour they will actually drive them, to the office on a weekday morning. Read living without a car at Cassia, at ORA and at Cipriani, and do you own your parking space in a new Miami condo for what assigned parking included means in the deed.

Which building publishes a life, not a stay?

Three signals in the published material separate a home from a base. The first is the size of the plans: Cassia tops out at 1,439 square feet and three bedrooms, Nobu runs from ~1,160 square feet to Sky Villas and penthouses, Cipriani publishes penthouses with private pools, and ORA runs to four bedrooms. The second is the service that assumes you are home: Cipriani's resident only dining and in-home dining, Nobu's resident only wellness floor with a performance floor, Cassia's co-working and social club, which assume a working resident, and ORA's furnished homes with the Bosco sky park, which assume an arrival. The third is who the building is operated for: Cassia publishes optional management for owners who let; Cipriani publishes a Director of Residences for owners who stay. Read which Brickell tower has the best service, is Cassia worth it and furnished or unfurnished: which new Miami condo suits you.

What does a full-time resident ask that a seasonal one does not?

Five things. What the lease minimum and the short stay rule are, because they decide the neighbours. What the building sounds like at night, which means the acoustic separation between homes and the position of the amenity deck, the restaurant and the garage ramp relative to the home. Whether the owner may claim the Florida homestead exemption and how the assessment is capped once they do, which is a question of domicile and counsel, not of the building. What the assessment buys for the resident who is there every day, line by line in the estimated budget. And which building delivers when, because a full-time move has a date on the other side of it: Cassia first quarter 2027 per the sales team, Cipriani summer 2027, ORA and Nobu without a published date. Read does buying a Miami condo make you a Florida resident, why property tax resets when you buy a Miami condo and how to read the developer's estimated budget.

Who each side suits, and what you give up

Coral Gables suits the full-time resident who wants a furnished home across from Merrick Park, assigned parking and a first quarter 2027 date, and who is at peace with neighbours on three day stays. You give up size, a published price and a building built only for residents. Read the Coral Gables zone page and Coconut Grove or Coral Gables: how do walkability and service differ.

Brickell suits the full-time resident who wants a building operated for people who stay: Cipriani for the staff and the date, Nobu for the water and the wellness floor, ORA for the lowest published entry and the train. You give up the quiet of the Gables and share a tower with hundreds of neighbours. Read the Brickell zone page, the Nobu dossier and Downtown Miami or Brickell for a full-time city life.

The desk reads the use clause, the lease minimum and the estimated budget across the four buildings with the buyer before a reservation, and says which it would not reserve for a full-time resident and why.

Common Questions

Questions buyers ask

Is Cassia in Coral Gables suitable for full-time living?
It can be, within its model: 174 furnished homes to 1,439 square feet, assigned parking and co-working, with neighbours who may be on three day stays under the building's flexible ownership. Read the use clause first.
What does a minimum three day stay mean in a condo?
That the declaration allows owners to let the home for stays as short as three days, usually under a management program. For a full-time resident it decides who the neighbours are each week.
Which Brickell condo is built for residents who stay?
Cipriani Residences Miami publishes resident only dining, a Director of Residences and 24-hour staff among 397 homes, From $1,859,900, delivering summer 2027.
Which of these buildings is on the Metrorail?
ORA by Casa Tua publishes the Metrorail and Metromover Brickell stations nearby, From $952,900. Cassia publishes assigned parking and Merrick Park across the road; Cipriani a house car within three miles.
How large are the homes at Cassia?
From 662 to 1,439 square feet: 58 one bedrooms, 15 one bedroom plus den, 85 two bedrooms and 16 three bedrooms, turnkey and furnished by RH.
Which delivers first, Coral Gables or Brickell?
Cassia publishes an estimated completion in the first quarter of 2027 per the sales team; Cipriani publishes summer 2027. ORA and Nobu publish no date on our file.
Can a full-time owner claim homestead in a new condo?
If the home is their permanent residence under Florida's rules, by application to the county appraiser. Domicile and the cap are questions for counsel and the appraiser, not the building.
Does Brickell have water views?
619 Brickell by Nobu publishes water views from every living room and primary bedroom on the waterfront, From $2,950,000. Cipriani publishes views of Biscayne Bay, the skyline and Coconut Grove.
What does a full-time resident read in the budget?
The lines that serve a resident every day: staffing, the restaurant subsidy if any, reserves, insurance and the brand's charge where separate. Ask for the estimated budget before the cancellation right runs.
Who should a buyer moving to Miami for good call?
The desk, which reads the use clause, the lease minimum and the estimated budget across Cassia and the Brickell towers with you, and a Florida real estate lawyer for domicile and the contract.
