Brickell and Downtown are the towers on the bay and the river, the densest new construction in the city and the most walkable. Edgewater and the Design District are the bayfront and the district that learned to be lived in. Miami Beach is the ocean, from South Beach’s streets to Mid-Beach’s oceanfront to North Beach’s quieter blocks. Bal Harbour, Surfside and Sunny Isles are the oceanfront coast north of the Beach, low and strict in Bal Harbour, small in Surfside, towers in Sunny Isles. Fisher Island is its own place, reached by ferry. The desk covers new buildings in each and reads them the same way.
Every dossier on this site is read from what the developer has filed and stated: the status of the building, the delivery the developer currently states, the plans as drawn, the amenities as described, and the entry price only where the developer has published one. Renderings are the developer’s and are labelled as such. Nothing is forecast and nothing is ranked. Where two buildings are compared, the desk states the differences and declines the verdict.
A new building is bought from a contract and a set of documents. The dossier is those documents, read for a buyer.
Current pricing, availability and deposit schedules change by release and are quoted on request, for the building in question, the same day. The desk does not publish them because a published number is out of date the week it is published. It also does not say which building is best, because that has no answer outside a brief.
